Job Description:
Are you someone who enjoys being in the field, inspecting homes, and ensuring properties are well-maintained? Our growing residential property management company is seeking a Field Inspector to join our team! This role is ideal for someone with a strong understanding of how homes function and a keen eye for detail.
Responsibilities:
- Conduct on-site video inspections for the coordination team to assess repair needs.
- Conduct regular quality inspections to ensure properties meet safety and aesthetic standards.
- Take high-quality listing photos for rental marketing.
- Post notices to tenant doors as needed.
- Check properties for leaks, water damage, and other maintenance issues.
- Test and ensure smoke detectors and other safety devices are operational.
- Coordinate with contractors for repairs and renovations, ensuring compliance with contracts and timelines.
- Change locks and rekey doors when necessary.
- Provide detailed inspection reports to the office team.
- Ensure tenant compliance with lease agreements when inspecting occupied units.
- Maintain accurate records of property activities, including maintenance requests and tenant communications.
- Facilitate effective communication between tenants and property ownership regarding issues or concerns.
Skills:
- Experience in property inspections, maintenance, real estate, or related fields is a plus.
- Strong understanding of residential home systems (plumbing, electrical, HVAC, etc.).
- Reliable transportation and a valid driver's license.
- Tech-savvy – comfortable using a smartphone for video recordings, reports, and photos.
- Knowledge of maintenance management principles, including maintenance inspection practices.
- Ability to work independently and stay organized.
- Good communication skills to coordinate with office staff and vendors.
- Basic handyman skills (changing locks, minor repairs) are a plus.
Position Details:
