Description:

The Facility Maintenance Supervisor is responsible for overseeing and coordinating the maintenance and repair activities of the organization's facility, ensuring that all building systems and equipment operate efficiently and safely. This role involves managing a team of maintenance staff, performing preventative and corrective maintenance tasks, and ensuring compliance with safety regulations and operational standards. The Facility Maintenance Supervisor plays a key role in maintaining a clean, safe, and functional environment for employees, visitors, and stakeholders.


Supervision and Leadership:

  • Lead, supervise, and motivate a team of maintenance technicians to deliver high-quality work.
  • Schedule and assign daily tasks and projects to maintenance staff.
  • Provide guidance, mentorship, and training to team members to enhance skills and performance.
  • Conduct performance evaluations and recommend professional development opportunities

Facility Maintenance Operations:

  • Oversee the upkeep and repair of building systems, including HVAC, plumbing, electrical, lighting, fire protection systems, and general infrastructure.
  • Monitor the functionality of equipment and systems, ensuring they are operating effectively and efficiently.
  • Perform or supervise preventive maintenance and repairs on all building systems and equipment.

Maintenance Scheduling and Prioritization:

  • Develop and maintain a preventive maintenance schedule to reduce downtime and extend the lifespan of facility systems and equipment.
  • Prioritize urgent repair requests and coordinate with the team to address them in a timely manner.
  • Ensure that maintenance requests and work orders are completed accurately and on schedule.

Safety and Compliance:

  • Ensure the facility complies with all applicable safety, environmental, and building codes.
  • Enforce safety protocols and best practices in all maintenance activities.
  • Conduct safety inspections and respond to any hazards or potential issues immediately.
  • Maintain and ensure the proper functioning of fire safety and emergency systems.

Budget and Resource Management:

  • Assist in creating and managing the facility maintenance budget.
  • Track and control expenses related to repairs, parts, and supplies, ensuring cost-effective solutions.
  • Manage inventory of maintenance tools, equipment, and spare parts, ensuring availability and proper stock levels.
  • Procure materials and services as needed, ensuring quality and cost-efficiency.

Vendor and Contractor Management:

  • Coordinate with external contractors and service providers for specialized services (e.g., HVAC, electrical work).
  • Monitor and evaluate vendor performance to ensure work meets established quality and safety standards.
  • Review contracts and service agreements to ensure compliance with terms and conditions.

Documentation and Reporting:

  • Maintain detailed records of maintenance activities, including repairs, inspections, and system performance.
  • Generate reports for senior management regarding maintenance costs, schedules, and performance metrics.
  • Track and manage work orders, ensuring that all tasks are documented and completed appropriately.

Emergency Response:

  • Act as a key contact for emergency repairs or incidents within the facility.
  • Lead emergency response efforts in the event of facility-related issues (e.g., power failure, plumbing leaks, HVAC malfunctions).
  • Develop and maintain emergency preparedness plans.
Requirements:
  • High school diploma or equivalent required; degree or certification in facilities management, engineering, or a related field preferred.
  • Minimum of 3 years of experience in facilities maintenance or building operations, with at least 1 year in a supervisory or leadership role.
  • Strong knowledge of building systems (HVAC, plumbing, electrical, mechanical, etc.) and general maintenance practices.
  • Familiarity with safety and regulatory standards related to facilities maintenance.
  • Excellent leadership, problem-solving, and decision-making skills.
  • Strong organizational and time-management abilities, with the ability to prioritize and manage multiple tasks.
  • Microsoft Office Suite.
  • Good verbal and written communication skills.
  • Ability to handle physical work and lift heavy objects, if necessary.

Working Conditions:

  • Full-time, on-site position with occasional after-hours or weekend work required based on the needs of the facility.
  • Must be flexible to work on multiple shifts.
  • Must be able to work in varying environmental conditions and perform duties in different areas of the facility (indoor and outdoor).
  • May require occasional travel to other company locations for inspection or project purposes.

Physical Requirements:

  • Ability to lift, carry, and move materials up to 50 lbs.
  • Capable of working in confined spaces or at heights, when necessary.
  • Ability to stand, walk, bend, and kneel for extended periods.

  • Ability to work well under pressure and respond to urgent facility issues quickly.
  • Detail-oriented with a strong focus on safety and quality.
  • Ability to work independently and as part of a team.
  • Strong customer service orientation, ensuring a clean and functional environment for all building occupants.
