What are the responsibilities and job description for the Director of Quality Control position at Alliance 2020?
WHAT YOU WILL DO:
Tasks listed below are not an exhaustive list of all the tasks that may be required for this position.
- Create and execute project quality control plans.
- Effectively communicate quality control plan expectations and requirements with all stakeholders.
- Maintain thorough knowledge of all owner contract and subcontract agreements, drawings and specifications.
- Work with the Quality Control staff to establish the requirements for reporting formats and procedures for all inspection processes.
- Maintain thorough knowledge of the project submittals and take steps to correct aspects of the work if it is at risk of not being performed within the submittal parameters.
- Participate in site walks and inspections to identify and rectify identified quality issues and/or non-conforming work.
- Manage efforts of any third-party testing/inspection companies and/or agencies supporting projects.
- Prepare and disseminate quality control reports on regular cadence.
- Ensures that safety precautions are implemented during construction
- Coordinate and monitor the activities of the project construction team and all aspects of quality. Directing regularly scheduled subcontractor coordination as required.
- Monitor and review inspection reports weekly and provide updates to the Project Manager for distribution to the Vice President.
- Ensure that the appropriate regularly scheduled reviews of all on site construction trades and their work process and quality control are maintained
- Monitor and review all inspection activities of agencies and governmental authorities not regularly reviewed by third party consultant contracts. Verify that all required corrections are made and acceptable quality.
- Review performance and costs of quality related project operations and take action as required to correct issues.
- Coordinate plan revisions directly with Architect and consultants of record. Ensure that appropriate revisions are logged into current documents and saved for future project reference and implementation.
- Make recommendations and modifications regarding company performance, business needs, etc.
- Any other tasks assigned or directed.
WHAT YOU WILL NEED TO SUCCEED:
- Understanding of the real estate and development industry
- Effective organizational, prioritization and time management skills
- Excellent verbal, written and presentation communication skills
- Ability to work independently with minimal supervision, and to push need-to-know information upstream as warranted
- Extensive background in architectural finishes
- Good analysis and observation skills
- Ability to communicate with multiple crews and managing them with efficiency
- Excellent troubleshooting abilities
- Ability to work under high stress situations
- A sound knowledge about correction procedures
- Ability to provide written Punch lists and corrections
- Accurate, detail oriented, dependable and punctual.
- Proficient in Microsoft Excel, Word, and Outlook.
- Ability to have flexibility with working schedule based on business and deadline needs.
- Ability to work a schedule during normal work hours and that may be other than Monday-Friday, 8-5. Work in excess of 40 hours per week is likely.
- Consistent, regular and in person attendance during regular working hours at the workplace is required.
