What are the responsibilities and job description for the Loan Servicing Specialist position at Alliance Bank?
POSITION PURPOSE
This position is responsible for all servicing activities involved in the post-closing of loans. This employee offers the customer the highest degree of service and promotes all Alliance Bank’s products and services.
SKILLS, KNOWLEDGE, AND PHYSICAL REQUIREMENTS
1. High school diploma or equivalency.
2. Ability to read, write and speak the English language, bilingual helpful.
3. Ability to offer Alliance Bank’s products or services.
4. Two (2) years of experience in banking or job-related field or a combination of education and experience providing equivalent knowledge.
6. Must possess excellent interpersonal communication skills and have the ability to deal with and respond to employees, customers, third party vendors, and salespersons with tact, diplomacy, and a sense of urgency.
7. Ability to organize and prioritize own tasks and responsibilities as well as certain departmental functions to improve overall efficiency as well as to set goals and meet deadlines.
8. Ability to work accurately under deadline situations and to adapt to a fast-paced environment.
9. Ability to present a professional demeanor at all times.
10. Ability to handle stressful situations throughout the organization.
11. Ability to operate basic office equipment including a PC with job-related software.
12. Ability to handle bank and customer transactions with a high level of confidentiality.
13. Knowledge of state and federal regulations.
14. Knowledge of Alliance Bank’s loan policies and procedures.
15. Knowledge of Alliance Bank’s products and services.
16. Schedules are prepared based on business needs and are subject to change at any time. This may include the need for evenings, weekends, or holiday coverage.

ESSENTIAL FUNCTIONS AND BASIC DUTIES

5. Handle clerical phases of mortgage loans including but not limited to:
a. Assess delinquent taxes
b. Pay escrowing taxes and insurance
c. Insurance
- Assure that every loan is insured according to regulations and bank policies
- Check insurance on new loans
- Place all loans that are out of compliance with bank policy on VSI Insurance
- Balance all VSI premiums and refunds
- Work insurance collateral tracking
d. Prepare escrow analysis annually.
e. Maintain pending file report on exceptions
f. Assist loan officers in clearing exceptions.
g. Track title policies and recorded documents.
h. Assist in ensuring that all loan collateral liens are perfected and appropriately filed
- Titles
- UCC’s
- All other forms of collateral lien perfection
i. Mail adjustable-rate letters.
j. Prepare coupon books.
k. Handle file maintenance.
l. Handle Credit Disputes.
m. Balance all loan-related general ledger accounts.
n. Responsible for booking all charge-off loans, and setting them up on charge-off bank, along with the booking of payments/recoveries.
o. Post payoffs and payments, including un-posted items and automatic payment setup.
p. Post draws.
q. Book loans and modifications and extensions.
r. Prepare and file releases of lien.
s. Check and update loan pricing indexes
t. Responsible for reviewing minutes of the Loan Officers’ Committee, the Directors’ Loan Committee, the Classified Loan Committee, and the Officers’ Past Due Committee for instructions on items that need action taken falling within the responsibilities of the Servicing Department.
u. Image appropriate documents for the Loan Servicing Department.
6.Establish, retain, and deepen relationships with banking center customers and potential customers to achieve sales goals and provide quality customer service.
7.Keep updated on all Alliance Bank policies and procedures pertaining to this position.
8. Attendance and punctuality are a must.
