In the role of Supervisor, Technical Services , you will support the building operations of Toronto House by overseeing and conducting maintenance and repair work to meet Allied standards as a live-in resource. This role reports to the Manager, Technical Services.

What will you do?

  • Provide support to the Technical Services team to ensure smooth building operations.
  • Respond to both residential tenant and preventative maintenance work orders in a timely manner.
  • Support vacant suite hand-over inspections for leasing and move-ins through inspections and contractor scheduling.
  • Proactively diagnose in-suite property issues and provide improvement suggestions to ensure optimal functionality of systems with the goal of superior resident experience.
  • Perform general and specialized maintenance tasks, including but not limited to : drywall patching and painting, cabinetry repairs, minor plumbing work, electrical, HVAC, carpentry repairs, etc.
  • Operate and adjust all mechanical-, appliance-, electrical-, plumbing- and HVAC-related equipment as needed to ensure optimal system performance.
  • Respond to after-hours calls and emergencies and escalate any base building concerns through Allied’s escalation protocol.
  • Follow proper safety techniques for all mechanical or electrical equipment malfunctions and report incidents and injuries to ensure safety.
  • Maintain residential equipment inventory and request replacement inventory as required.
  • Maintain cleanliness and service of all common corridors and perform routine and ad-hoc cleaning duties of both public and Allied-specific spaces.
  • Ensure all equipment and systems are operated in a safe and efficient manner and are in compliance with all applicable government codes & regulations.
  • Always comply with company policies and procedures and ensure building standards and efficiencies are maintained.
  • Support any hiring, training and monitoring of residential building operators or technicians.
  • Ensure all health, safety and security procedures are adhered to and areas of concern are reported to the appropriate parties in a timely manner to limit exposure to liability and loss.
  • Support the inspection and testing of fire protection equipment and systems to meet legislative requirements and ensure tenant and customer safety.
  • Participate in maintaining a list of up-to-date and accurate emergency contact information and regularly review the procedures for life safety, emergency response and the fire safety plan.
  • Ensure all vendors and contractors comply with health and safety policies and address any infractions, hazardous conditions or damaged conditions.

What are we looking for?

  • Experience as a “live-in” Superintendent / Manager within a high-rise residential building.
  • High school diploma required, college diploma or trades certificate in relevant field preferred.
  • Skilled in repair and maintenance of building systems such as minor plumbing, HVAC, electrical, mechanical and miscellaneous renovation repairs.
  • Self-starter with the ability to work independently under minimal supervision.
  • Great time management skills and ability to prioritize work to deliver successful results within agreed upon time frames.
  • Excellent communication (written and verbal) and customer service skills.
  • Collaborative and team player.
  • Detail oriented and good organizational skills.
  • Adaptable to new ideas and change.
  • Computer literacy, including MS Office (Word / Excel).
  • Knowledge of Yardi FM (preferred) or other building management systems.
  • Able to lift 25lb or more.
  • Comfortable with stairs, ladders and standing work.
