\n- Engage and manage suppliers and contractors to ensure that all required services are being performed in accordance with service level agreements.
- Conduct property inspections in the context of reviewing and improving the asset plans and ensuring quality control.
- Liaise with internal experts and consultants on life safety and environmental matters.
- Oversee property administration and legal matters pertaining to portfolio.
- Liaise with external consultants to review and appeal property tax assessments.
- Support building intelligence initiatives within portfolio.
- Collaborate with Technical Services team on execution of preventative maintenance program and day-to-day facilities management.
- Support Technical Services and Development teams in execution of repositioning projects, base building capital projects, energy retrofits, landlord’s work, and tenant leasehold improvements.
- Support Energy Management team in execution of sustainability plan to reduce energy and water consumption, carbon emissions, and maximize waste diversion within portfolio to achieve corporate ESG targets.
- Lead process for third-party building certifications, if applicable.
- Ensure compliance with all national, provincial, and municipal legislation, regulations and codes, including health and safety, and environmental programs.
- Support the Life Safety and Security team and, as appropriate, respond to after-hours emergency calls by going to the site and taking the necessary actions required.
- Ensure compliance with management agreements, as required.
- Other duties as assigned.
- Provide strategic portfolio and property planning, including leading the preparation of Asset Plans and Annual Property Budgets.
- Identify and prepare cash flow analysis of value creation opportunities within the portfolio.
- Make recommendations regarding leasing strategies, property operations and capital improvements in respect of each property and support or execute as required.
- Support the acquisition, development, and disposition of properties, actively participate in the due diligence process, and oversee the transition of new assets into the portfolio and implementation of underwriting plans.
- Implement and manage risk mitigation strategies for the portfolio.
- Conduct thorough market research to support Asset Plans and new investment opportunities.
- Lead inter-departmental monthly financial reviews to ensure timely delivery of results and the advancement of key strategic priorities.
- Work collaboratively with the Technical Services, Energy Management, Life Safety and Security, Property Accounting, Leasing and Development teams to execute property-specific asset plans and deliver results in accordance with the annual operating and capital budget to maximize portfolio NOI, FFO, AFFO and NAV.
- Manage the accounts receivable process to ensure timely collection of monthly rent and tenant charges, assist with difficult accounts.
- Provide input on the appraisal of all assets within portfolio.
- Forecast and monitor all financial and non-financial metrics.
- Ensure exceptional customer service delivery.
- Build strong relationships with users through regular interactions and Allied’s User Engagement Program.
- Review user surveys and implement measures to enhance user satisfaction and retention.
- Lead or support new user onboarding.
- 3-5 years of relevant commercial real estate industry experience: asset management, property management, acquisitions and/or leasing.
- Undergraduate degree in Business, Economics, Finance or Real Estate.
- Highly developed written and oral communication skills.
- Strong people management abilities, including a proven ability to build relationships.
- Strong analytical and strategic thinking capabilities.
- Strong knowledge of, and experience with, financial modeling and analysis, including Microsoft Excel.
- Working knowledge of real estate valuations and returns.
- Solid understanding of building fundamentals and construction.
- Ability to work in a fast-paced environment and carry out multiple responsibilities simultaneously.
- Team player attitude.
- MBA and/or graduate degree in real estate or finance.
- Industry designations.
- Knowledge of Yardi.
