Job Summary:
We are seeking a dedicated and experienced Property Manager to oversee the daily operations of our residential and commercial properties. The ideal candidate will possess a strong understanding of property management principles, including compliance with Fair Housing regulations and guidelines. This role requires excellent customer service skills, effective communication, and the ability to manage facilities efficiently.
This position is a 120-day contract with the potential to become a full-time role based on performance.
Responsibilities:
- Oversee daily operations for assigned properties, ensuring high occupancy and minimal delinquencies.
- Provide exceptional customer service to tenants, fostering positive relationships and addressing concerns promptly.
- Ensure compliance with Fair Housing laws, landlord/tenant regulations, and Section 8 requirements.
- Manage tenant relations, including lease enforcement, rent collection, and resolving tenant disputes.
- Coordinate maintenance requests with in-house staff and contractors, ensuring timely repairs and adherence to safety standards.
- Conduct property inspections and ensure compliance with safety and housing regulations.
- Assist with leasing efforts, including marketing, showings, and applicant screening.
- Work with accounting and finance teams to track expenses, create budgets, and monitor financial performance.
- Ensure compliance with ( ) guidelines, Section 8 policies, and local housing authority requirements.
- Handle tenant notices, lease renewals, and non-renewals as per company policies.
- Implement best practices to optimize property performance and tenant satisfaction.
Qualifications:
- 3 years of property management experience, preferably in multi-family properties.
- Strong understanding of Section 8 housing, Fair Housing laws, and landlord/tenant regulations.
- Exceptional customer service skills with a proactive approach to tenant relations.
- Experience using AppFolio (or similar property management software) is a plus.
- Knowledge of Connecticut rental laws and compliance requirements.
- Ability to multitask and work in a fast-paced environment.
- Excellent problem-solving, communication, and organizational skills.
- Must be able to handle occasional on-call responsibilities for urgent matters.
