Job Summary
The Building Maintenance III is responsible for the upkeep of various systems and components which include general building operations such as electrical, HVAC, plumbing, carpentry, and painting, and specific needs to all aspects of the hotel (guest rooms, public areas, back of the house), while providing a memorable guest experience.
Essential Duties and Responsibilities include :
- Understand and operate advanced electrical, plumbing, refrigeration, and boiler systems.
- Read and comprehend test equipment, measuring devices, and safety manuals; read and understand technical parts breakdown.
- Perform maintenance activities in guest rooms such as unclogging toilets and drains, repairing various types of hardware, and electrical equipment including lamps, AC / HVAC ducts.
- Perform maintenance activities in all guest rooms, common areas, and BOH (back of the house) such as unclogging toilets and drains, program televisions, repairing various types of hardware, plumbing and electrical equipment (AC / HVAC ducts), checking parking lots, sidewalks and walkways, and cosmetic items.
- Monitor fire alarm / Life Safety System as necessary; be fully informed of the system operation; handle emergencies involving the systems.
- Obtain daily work assignment and execute tasks accordingly; check for new maintenance requests from the PMS (Property Management System) and update remarks once the task is completed.
- Operate as an independent mechanic by analyzing problems, identifying courses of action, and implementing solutions with available resources to a high degree of quality.
