Responsibilities for Leasing Consultant
The Leasing Consultant is the primary contact for residents and is responsible for greeting prospective residents, determining their needs, collecting their information for follow-up, showing an apartment, and answering all questions regarding the community. Additional responsibilities are as follows:
1. Report to Property Manager.
2. Adhere to Fair Housing Laws.
3. Lease apartments and process move-in paperwork.
4. Track prospective resident traffic and applications.
5. Application processing, collection of deposits and rents, verification of applicant information.
6. Applicant and prospective tenant follow-ups.
7. Track data (showings, closing ratios, retentions, rent increases, marketing, etc).
8. Answer phones, messages, and emails from current and prospective residents.
9. Keep website and postings (Apartments.com) up-to-date and current.
10. Implement marketing strategies as well as conducting and updating market surveys per the direction of the Property Manager.
11. Prepare lease documentation, move-in packets, and maintain resident files.
12. Perform work in concordance with the community’s established policies and procedures.
13. Create and maintain resident relations by assisting with resident events, resident retention programs, and lease renewal processes.
14. Follow up with resident concerns and assist in creating work orders for maintenance items.
15. Work order follow up.
16. General office operations (inventory supplies, light cleaning, filing, etc.)
Qualifications for Leasing Consultant
High school diploma or equivalent GED. No violent felonies. Familiarity with Fair Housing guidelines and Landlord/Tenant Law. Previous leasing experience is preferred. Familiarity with Yardi Property Management software is preferred.
Candidates should have excellent customer service skills and be able to communicate with persons from a wide variety of backgrounds. Ability to organize and schedule. Proficiency in Microsoft Office (Word, Excel, Outlook). A valid driver’s license and reliable transportation is required.
Compensation & Benefits
Hourly pay dependent upon experience and qualifications. Leasing commission is also available. Eligible for benefits after 90 days.
