At Ambling Property Investments, we are seeking a skilled Property Manager I to oversee the successful operation of our real estate assets. This individual will be responsible for maintaining property occupancy by advertising and filling vacancies, negotiating and enforcing leases, and ensuring the overall success of the property.
Key Responsibilities
- Accomplish financial objectives by collecting rents, paying bills, forecasting requirements, and preparing an annual budget.
- Establish rental rates by surveying local rental rates, calculating overhead costs, and considering profit goals.
- Create a marketing plan to attract residents.
- Contract with residents by negotiating leases and collecting security deposits.
- Maintain property by investigating and resolving resident complaints, enforcing rules of occupancy, and planning renovations.
- Maintain building systems by contracting for maintenance services and supervising repairs.
- Secure property as necessary by contracting with security patrol services and establishing precautionary policies.
Qualifications
- Experience in HUD property management required.
- Associates degree (A.A.) from a vocational school, college, or university, or job-related experience preferred.
- Demonstrate literacy in the English language, including reading.
The ideal candidate will have one to two years of related experience and/or training. Additionally, they should possess working knowledge of Microsoft Office Suite and property management software.
