POSITION SUMMARY
In this position the Regional Property Manager plans and direct operations and maintenance of HUD and LIHTC sites, within an area delegated by the Chief Operations Officer. This position will have properties in and around the Atlanta, Georgia area. Visiting communities each week is a standard practice. Experience and proven results with troubled assets is a must. Regional Property Managers work independently with minimal supervision.

ESSENTIAL FUNCTIONS STATEMENT(S)
- Administer Company policies related to matters such as regulation of property management and marketing of HUD and LIHTC housing sites, operations, safety and property maintenance standards.
- Regularly visits site offices, inspects field operations and reviews periodic reports from property managers to determine progress of occupancy and maintenance projects.
- Prepare directives for the Property Managers on polices and procedures of the Company.
- Review budget estimates and assist Property Managers, when necessary, in preparation of acceptable budgets for properties assigned to the portfolio.
- Ensure, through review with subordinate managers, that approved budgets are implemented and consistently followed to promote efficiency and profitability.
- Implement changes in policy based on recommendations from studies of capacity of present facilities, market requirements and probable future needs.

- Accuracy Ability to perform work accurately and thoroughly.
- Communication, Oral Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures or government regulations. Ability to effectively present information and respond to questions from groups of managers, supervisors, clients and the general public.
- Communication, Written Ability to write reports, professional business correspondence and procedure manuals.
- Mathematical Skills - Ability to calculate figures and amounts such as discounts, Interest, commissions, proportions, percentages, area, circumference and volume. Apply concepts of basic algebra and geometry.
- Problem Solving Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
- Technical Aptitude Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
- Working Under Pressure Ability to complete assigned tasks under stressful situations with deadlines imposed.
Qualifications
Education: Experience in HUD and LIHTC property management required. Bachelors degree (B.A.) from a 4-year college or university or job related experience preferred. Must demonstrate literacy in the English language including reading.
Experience: Three to five years experience and/or training as a supervisor.
Computer Skills: Working knowledge of; Microsoft Office Suite, Property Management software (i.e. One-Site, Real Page).
Certificates & Licenses: Valid State Issued Drivers License, Apartment Managers License when required by State Law. CPM, CAM or CAPS certification a plus.
