What are the responsibilities and job description for the Project Accountant position at American Assets Trust, Inc.?
Duties:
- Maintain daily Excel cash schedule, ensuring all cash transactions are properly recorded.
- Prepare and enter monthly journal entries.
- Review and approve invoices.
- Reconcile loan payments to supporting schedules and agree balances in principal, escrow accounts and interest payable accruals to the general ledger.
- Month-end closing of books for properties assigned which include all balance reconciliations (cash, A/R, Allowance for Bad debt, Accrued Liabilities, CIP, Fixed Assets, etc.)
- Reconcile carious revenue categories.
- Prepare monthly financial statements in MRI, accounting software including Balance Sheet, Profit and loss Statement, and Cash Flow Statement, File supporting work-papers for review
- Perform monthly flux analysis of balance sheet and income statement accounts.
- Distribute monthly MRI financial statements to property managers, and distribute copies to lending agencies as required per loan agreements.
- Review leases for revenue recognition in accordance with GAAP.
- Assist in preparing necessary work-papers for the auditors for quarterly reviews and annual audit.
- Be familiar with SOX requirements and internal controls as it relates to compliance and reporting.
Skills/Qualifications:
- Bachelor’s Degree in Accounting or a related field, or equivalent work experience.
- Minimum 2-3 years’ experience.
- Good working knowledge of generally accepted accounting principles (GAAP).
- Real Estate experience helpful, but not required.
- MRI accounting software helpful, but not required.
- Public company experience preferred.
- Good computer skills, especially Microsoft Excel and Word.
- Must be fully vaccinated for COVID-19
Language Skills:
- Ability to read, analyze, and interpret common journals, financial reports, and legal documents.
- Ability to respond orally or in writing to common inquiries or complaints from tenants, vendors, regulatory agencies, or members of the business community.
Mathematical Skills:
- Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
- Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
- Ability to read and understand financial statements.
Reasoning Ability:
- Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
- Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Salary : $70,000 - $85,000
