Job Summary:
To perform maintenance duties and tasks related to the physical plant. May include grounds maintenance when requested. Conducts preventive maintenance and tasks as assigned.
Qualifications:
Minimum of three years’ experience in the areas of facility upkeep and general building maintenance associated with residential/commercial facility maintenance. Expert knowledge of carpentry, plumbing, minor repairs, and problem solving. The experience and ability to manage multiple tasks and activities at one time and to direct and coordinate the activities of others when directed by the Maintenance Supervisor. Ability to operate and maintain power tools, inventory control. Supervise clients in a respectful and understanding manner, drive a one-ton and larger vehicle, and skills in written and verbal communication.
**KNOWLEDGE OF FIRE SAFETY EQUIPMENT WILL BE CONSIDERED FIRST**
Physical Demands:
Must be able to sit, stand, push, bend, pull climb, lift, and walk. Must be able to lift 50 pounds. Must be able to push, pull, and lift up to 50 pounds. Ability to use hands to fingers.
Work Environment:
Moderate noise (inpatient residential treatment facility, light to moderate traffic).
Includes outdoor activities and exposure to and use of machinery. Requires some travel between facilities.
ESENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
1. To perform preventive maintenance duties as assigned by
Supervisor and per schedule.
2. To perform exterior Grounds Keeper and Carpenter duties and responsibilities.
3. Fit and install window frames, doors, door frames, door hardware, interior and exterior trim by using basic carpenter tools including but not limited to; carpenter level, plumb bob, laser levels, and carpenter powered hand tools.
4. Shape or cut materials to specified measurements, using hand
tools, machines, or powered saws.
5. Ability to remove, demo, or terminate power, water, pneumatic, or hydraulic connections in a safe and effective manner, as not to cause further damage or injury.
6. Ability to remove/demo drywall, flooring, wall tile, plumbing fixtures without extensive damages. Ability to hang, finish, and paint drywall walls. Install and finish flooring to include linoleum, tile, thin-set mortar, and grouting.
7. Assess need for improvements and projects as well as planning such projects in coordination with Supervisor.
8. Perform maintenance repairs with needs and cost in mind.
9. Advise Supervisor of any possible improvements or areas of improvement needed with client’s health and welfare in mind as well as building upkeep.
10. Must be able to take written and/or verbal orders and perform other duties as assigned.
11. Drive Agency vehicle as needed.
12. Wear appropriate safety equipment to perform any assigned task.
13. Provide support and assistance, if qualified, whenever and wherever needed to assure quality services for agency consumers.
14. Removing damaged or defective parts or sections of structures and repair or replace, using hand tools
15. To assure all assignments are performed in a professional and caring manner
16. Responds to the directives of the supervisor and management staff in a professional and cooperative manner.
17. Assures that all ABHS’ clients’ needs are met with dignity and respect and in a timely manner.
18. Makes decisions based on the welfare of the client, the success of the team, and the quality and integrity of the program.
19. Understands and facilitates federal confidentiality laws, 42 CFR, and protects client confidentiality/anonymity, and assures no information is shared without proper authorization.
20. Ensures compliance to contractual obligations, ABHS policies, and
State statues (WACs).
21. Maintenance Carpenter will be required to obtain an Agency
Affiliated Credential through the Department of Health.
