ACMI Properties is a commercial real estate development firm focused on industrial development. We build industrial campuses centered on aerospace and national security needs. Our projects cater to the unique needs of companies engaged in advanced manufacturing, space systems, energy storage, chemical production, and propulsion systems. We are actively working on several ground-up projects (250,000-1,000,000 SF each) in multiple major markets across the United States. Role and Responsibilities


The Construction Manager will oversee and manage all construction activities for the company’s industrial development projects and will report directly to ACMI Properties’ Head of Development. This includes managing general contractors, design professionals, and consultants across multiple large-scale projects. This leadership role ensures projects are completed on time, within budget, and to the highest quality standards, aligning with company goals.


·       Serve as the primary point of contact for all construction-related activities, including the management of general contractors, architects, engineers, and other design professionals.

·       Develop and implement strategies to ensure effective oversight of multiple projects simultaneously, including scheduling, budgeting, and quality assurance.

·       Oversee the bidding and procurement process, including preparation and review of Requests for Proposals (RFPs) and selection of contractors and consultants.

·       Lead pre-construction efforts, including site assessments, permitting, utility coordination, and design reviews.

·       Manage construction contracts and negotiate terms with vendors and contractors to ensure favorable outcomes for the company.

·       Conduct regular site visits to monitor progress, address issues, and verify compliance with design specifications and quality standards.

·       Resolve construction-related challenges, including schedule delays, cost overruns, and contractor performance issues.

·       Ensure alignment between design and construction teams, facilitating clear communication and collaboration to achieve project goals.

·       Provide leadership in safety compliance, ensuring all construction activities adhere to local, state, and federal regulations.

·       Prepare detailed project reports and updates for senior management, including progress metrics, financial performance, and risk assessments.

·      Mentor and develop junior team members to build internal expertise and enhance overall team performance.


Professional Qualifications


·       Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field.

·       Minimum of eight (8) years of experience in construction management, with a focus on large-scale commercial or industrial projects.

·       Proven experience managing multiple projects across different markets, with strong knowledge of construction methodologies and best practices.

·       Extensive experience in coordinating with general contractors, architects, and engineering teams.

·       Strong financial acumen, including budgeting, cost control, and value engineering.

·       Proficiency in construction management software (e.g., Procore, Bluebeam, Microsoft Project) and tools.

·       Excellent leadership and organizational skills, with a track record of successfully delivering complex projects on time and within budget.

· Strong communication skills, capable of navigating relationships with internal and external stakeholders.

Physical Requirements


·       Ability to travel regularly to project sites across the United States.

·       Standard office conditions, including extended periods of sitting or standing.

·       Regular visits to construction sites, requiring walking on uneven terrain and climbing stairs.

·       Repetitive use of a keyboard at a workstation.

·      Lifting and carrying up to 10 pounds.
