Senior Project Manager Construction

ACD was founded in 1980 by Gerald A. Krueger primarily for the acquisition and rehabilitation of existing affordable housing developments. Over the years, we have broadened our scope of experience to include new construction, adaptive re-use, and historic renovations that consist of affordable, workforce and market rate housing. ACD is also the parent organization to St. Clair Construction Company, a general contractor that specializes in apartment rehabilitation.

Seeking construction professional for the role of Project Manager. Long term career minded individual needed for multi family projects.

Responsibilities will include, but are not limited to the following:

• Provide project leadership and management for this project and new construction projects after, from design through closeout.
• Manage relationships and construction processes, choose subcontractors and delegate their responsibilities.
• Maintain effective communication with external and internal project teams, trade partners. field staff and ownership, problem solve any delays, emergencies or problems that arise.
• Direct, review, cost and approve project changes.
• Maintain an accurate and up to date budget for each assigned project.
• Develop and maintain an accurate project schedule.
• Provide monthly executive reports on this and all projects that you manage.
• Develop project scope based on project documents and development team.
• Coordinate with jobsite Superintendent any changes to the scope of work and document and track changes.
• Effectively communicate relevant project information to appropriate parties and work diligently to resolve issues in a timely fashion.
• Maintain or oversee Procore software management (drawing management, RFI, submittals, transmittals etc.).
• · Review and approve project invoices.
• · Coordinate with all the various permitting agencies, applying for and maintaining all permits.
