What are the responsibilities and job description for the Area Manager - Janitorial position at American Facility Services Group?
This position reports directly to the President of the company or may report to an individual that the President designates as the person responsible for the performance of the portfolio of business in the Northwest Texas area.
The position is one of upper-line management and is responsible for the following specific requirements.
1) American Facility Maintenance Group, (AFSG), maintains a certain portfolio of business in Northern Texas including Fort Worth, Lubbock Amarillo, and other areas in this geographical area, and hence this position will oversee any of the portfolios that are within this geographical area.
2) The primary objective is to maintain the existing portfolio at its current level of business contracts at the time that the position is accepted. This is done through an effort of an elevated level of customer satisfaction with the service delivery of our services.
This effort is accomplished in part by understanding the service delivery requirements of each contract that this position is responsible for. The Area Manager is provided with a book or file that contains all the provisions of each contract and the budgets per production hour for each account.
This position will establish and maintain a positive relationship with all the contract representatives. This position will be responsible for responding to and being proactive in all service delivery needs and remedying any service delivery concerns or complaints that may be logged by the contract customer.
3) This position is also responsible for maintaining a qualified workforce that is hired and managed in a manner that allows individuals to be placed in positions of responsibility that will enable a high level of service delivery to be maintained. The area manager will hire individuals who are eligible to work in the United States and will ensure that everyone is made aware and become familiar with all personnel policies and procedures, and safety requirements, and passes an in-depth background investigation. This position also ensures that each project is staffed properly and is supervised either directly or by an assigned supervisor so that the performance at each site is accomplished in a manner that meets or exceeds the quality standards of each contract customer.
4) This position is also responsible for meeting all reporting requirements, which include the following:
A. Weekly inspection reports as required by both the customer and our office.
B. Payroll hours for payment of employees as required on the 16th and last day of
each month.
C. Ordering of supplies as needed for each project.
D. Any other reports or required documents.
5) This position is responsible for maintaining each account at the budget level that is established for each account that it is responsible for. This includes production levels, supply, and equipment levels.
The area manager will participate in all management-level meetings as called for by the President of the Company. This position becomes a member of the safety committee and will be expected to maintain an elevated level of safety practices and efforts.
A company vehicle is provided, and a driver’s license is required with a perfect driving record.
Pursuant to the company personnel policies and procedures the employees accepting this offer will be evaluated for performance during the first ninety (90) days of employment but will be provided every opportunity to successfully perform their duties as noted here within.
After such completion of the probationary period, the employee will be given the opportunity to realize the company benefits including vacation, sick days, paid holidays, major medical, life insurance, and a retirement fund established via IRA participation, or any other fund as established by the company.
In addition, the employee may realize the following compensation benefits:
A. Cost savings benefit that allows the employee to realize a salary increase based on any cost reduction of operation for the projects that are being managed.
This benefit is to be realized on a collective of all accounts and is considered as successful only if service levels are not reduced and customer satisfaction is evaluated for sixty (60) days at which time the salary increase benefit can be realized at a 40% to employee 60 % to the company.
B. The Area Manager will also receive additional compensation for added volume to the
portfolio volume that is established at the time that the employee accepts this position.
What this means is that for every dollar volume that is increased over and above the volume of business that is currently being conducted, the area manager will realize a salary increase for the additional volume of business based on 50% of the direct management fee budgeted into any new accounts.
Qualifications are as follows:
- Must have a minimum of ten (10) years of experience in the janitorial business with five (5) of those years in a position of supervisor and or manager of accounts and employees.
- Experience must include floor and carpet maintenance and window cleaning.
- Must pass a background check for the state of Texas and a national data investigation.
