Job Summary: 

The Director of Acquisition & Disposition Services leads AFM’s large-scale investment property program, ensuring alignment with the organization's real estate goals and overall mission. This role is responsible for managing property acquisition and disposition projects, strengthening client relationships, and promoting AFM's services to drive business growth. 

Primary Responsibilities: 

  • Lead and manage domestic and international large-scale property acquisition and disposition projects. 
  • Lead efforts in identifying, analyzing, and acquiring properties that align with the client’s strategic goals. 
  • Develop and implement strategies for the sale or disposition of properties to maximize returns based on client objectives. 
  • Act as the primary point of contact for all project-related parties. 
  • Review, analyze, and manage property sales data to ensure accurate reporting and insights. 
  • Oversee and manage project data rooms, ensuring secure and organized access to sensitive information. 
  • Develop comprehensive marketing materials to support property transactions. 
  • Provide analytical and project support to brokers and agents, including comparative market analyses and discounted cash flow projections. 
  • Identify potential risks related to transactions and work to mitigate them through strategic planning and due diligence. 
  • Conduct property site visits to assess conditions and gather relevant information. 
  • Negotiate and engage with brokers, agents, and clients on specific projects to achieve successful outcomes.  Negotiate deal terms, manage due diligence, and coordinate with legal teams. 
  • Prepare detailed proposals and contracts for services, ensuring clarity and alignment with client expectations. 
  • Develop price opinions, sales strategies, and commission structures that optimize value for both AFM and its clients. 
  • Maintain confidentiality with sensitive client and internal information at all times. 
  • Support the Managing Director in overseeing overall real estate functions and executing strategic initiatives. 
  • Represent AFM at industry events through presentations, networking, and speaking engagements. 
  • Foster and maintain strong relationships with major land buyers and sellers through regular communication and in-person meetings. 

Additional Responsibilities: 

  • Collaborate with the Executive Team and the Manager of Marketing and Business Development to craft and execute client relations and business development strategies. 
  • Work closely with the Forest Planning and Biometrics Services Group on timberland acquisition projects. 
  • Provide support to the Appraisal Services Group on valuation and appraisal-related projects. 
  • Undertake additional duties as assigned by leadership. 

Experience & Qualifications: 

  • Bachelor's degree required, with a preference for a graduate degree in forestry, natural resources, real estate, finance, business administration, or related fields. 
  • At least 10 years of experience in forestry or natural resources, with a minimum of 5 years in high value real estate transactions. 
  • Ability to obtain a real estate salesperson or broker license in the state of residence. 
  • Extensive experience and knowledge of real estate, forest management, timber markets, and land markets in key timber-growing regions in the U.S.; international experience is advantageous. 
  • Proven experience with financial modeling, market analysis, contract negotiation, and land/timber valuation. 
  • Established relationships within the forest investment community are highly desirable. 



Skills & Competencies: 

  • Strong understanding of timberland valuation concepts.  Ability to conduct detailed market analysis, financial modeling, and forecasting to support decisions. 
  • Ensure all contracts, documents, and financial models are accurate and compliant. 
  • Proficiency in Microsoft Office (Excel, Word, PowerPoint, Outlook); experience with Microsoft Access is a plus. 
  • Excellent written and verbal communication skills, with the ability to interact with high-level executives and stakeholders. 
  • Strong analytical and organizational skills, with the ability to manage multiple projects simultaneously. 
  • Ability to identify challenges and opportunities in real estate transactions and provide actionable solutions. 
  • General understanding of GIS and remote sensing technology. 
  • Familiarity with the Remsoft Spatial Planning System is preferred. 
  • Ability to interpret technical articles and publications relevant to the industry. 
  • Willingness to travel overnight, with a commitment to travel 30-60 days per year. 

Performance Metrics

  • Performance of Acquisition and Disposition Services in the marketplace among major competitors. 
  • Progress towards long-term strategic plan for AFM Acquistion and Disposition Services 
  • Minimize variance between budgeted and actual revenue from acquisitions and dispositions, ensuring that realized revenue aligns closely with or surpasses the projected financial targets set in the annual budget. 
  • Number and quality of acquisition and disposition projects awarded and completed.
