MSP Real Estate is seeking a strategic and experienced Project Director of Development to join our executive team. The Project Director of Development is responsible for the development and execution of the Senior Vice President of Developments vision, strategy, plans, and processes. The Project Director of Development will perform site selection and acquisition, government approvals, design and construction coordination, partnership and deal structuring, due diligence, project financing through lease up and stabilization. In addition, the Project Director will perform construction management functions as required on behalf of the Vice President of Construction.

Essential Duties and Responsibilities
The essential functions include, but are not limited to the following:
Responsible for taking development projects from concept to completion
Locate and secure viable development sites
Develop feasibility modeling, including capital cost budgeting, pro forma return measurements and valuation methodologies; complete financial analysis to determine funding strategy
Work with local, regional and governmental authorities such as Planning Commission, Common Council and Zoning, to achieve project approvals
Comprehends project entitlements and implementation of approval requirements
Collaborate with construction and operations throughout the development process to ensure timely completion of all objectives and milestones
For in-house construction division: assemble contracts, change orders, punch lists, monthly construction draws
Oversee each project through construction, operations, and lease up
Manage multiple complex entitlement and development projects simultaneously
Develop, establish, and promote positive strategic relations through direct contact with every customer, vendor, and partner; represent the company with customers, vendors, and partners, and the public
All other duties as assigned by the Senior Vice President of Development or Vice President of Construction
Minimum Qualifications (Knowledge, Skills, and Abilities)
Bachelors degree required; advanced degree preferred
2+ years experience in the real estate development field preferred
Demonstrated track record of leading all aspects of real estate development process preferred
Strong computer aptitude, including expertise with Microsoft Excel, Word, Outlook as well as applicable accounting software; experience with Yardi accounting software preferred
Analytical Skills: synthesize complex or diverse information
Problem Solving: identify and resolve problems in a timely manner as well as skillfully gather and analyze information
Communication: speak clearly and persuasively in positive or negative situations, demonstrate group presentation skills, and conduct productive meetings

Frequently required to talk or listen. The ability to communicate orally with customers, vendors, management, and other employees is crucial. Regular use of email, telephone, and videoconferencing is essential. Hearing and vision within normal ranges is essential for normal conversations, to receive ordinary information and to prepare or review documents.
Must be able to remain in a stationary position 75% of the time, sitting for extended periods and extensive work at a computer is common, occasionally move about inside the office to access file cabinets, office machinery, etc., constantly operates a computer and other office productivity machinery, such as a calculator, copy machine, and computer printer. Must occasionally move boxes, office equipment or supplies weighing up to 25 pounds.
The job is performed indoors in a traditional office setting. The noise level in the work environment is usually moderate.
Must be able to work 8 to 10 hours per day between the hours of 7:00am to 6:00pm at least 5 days per week and occasionally be able to work up to 60 hours per week and 6 days per week if needed. Required to occasionally work evenings, nights, and/or weekends, and/or be on-call as needed. Must be able to travel overnight up to 50% of the time.
