What are the responsibilities and job description for the Maintenance Director position at American Lutheran Homes?
American Lutheran Communities in Mondovi is looking to add a Director of Maintenance to the team.
RESPONSIBILITIES:
- To maintain a clean, safe, odor free environment for residents/staff and visitors according to established policies, procedures, and objectives.
Special Features/Requirements (license, certificates, etc.):
- Basic working knowledge of carpentry, plumbing, electrical; knowledge of use of power tools. Follows/adheres to organization, federal/state regulations, and guidelines, including Resident/Client Rights; maintains neat, well-groomed appearance, adhering to dress code of the organization/program. Must possess knowledge on or acquire within probationary period (90 days) lock-out/tag-out and confined space procedures. Must be able to communicate orally and/or verbally in writing with residents, co-workers, families, and the public. Must be able to read and understand labeling and Safety Material Data Sheets. Working knowledge of Life Safety Codes that govern Skilled Nursing and Assisted Living Facilities.
ESSENTIAL FUNCTIONS:
- Provide maintenance supervisors/facilities managers with project and work order updates
- Maintain schedule and perform interior and exterior repairs of buildings including painting, carpentry, and drywall
- Paint and caulk surfaces including but not limited to walls, ceilings, floors, and trim
- Determine materials and labor estimates
- Safely erect and work on scaffolding/staging and ladders
- Replace hardware, electrical fixtures, and appliances as required
- Maintain accurate records of all parts necessary for the completion of building maintenance, repairs, and work orders
- Maintain accurate records of all parts, supplies, and materials ordered and used in projects, work orders, and other tasks
- Participate in updating and maintaining inventories for materials, supplies, tools, and equipment
- Perform routine facilities duties, including but not limited to maintenance and technical tasks, operations, maintenance on call rotation
- Ensure cleanliness of building is maintained through oversight of housekeeping department
- Ensure all applicable state and federal Life Safety Codes are maintained
- Additional duties as assigned

the work day is spent inside; 50% of the work day is spent walking, 45%
standing, 5% sitting.
