Facilities Maintenance Technician

American Fleet Services is seeking a self-starting, take-charge individual for Facilities Maintenance. This driven individual will be responsible for maintaining and servicing our building and grounds.

This individual will be responsible for the day-to-day Maintenance of building, shop, & grounds equipment as directed by Management as well as wintertime snow plowing and salting.
Position Job Duties:
- Perform a variety of maintenance tasks to maintain appearance and functionality of the facility, to include lunchroom, restrooms, lobby area and entries.
- Perform on going preventive maintenance and repair work on facility mechanical, electrical, and other installed systems.
- Maintains, operates all HVAC systems and associated equipment, and monitor the building automation system. • Perform general maintenance (e.g. change light bulbs, maintain exterior property including snow & ice removal, etc.) and manual repairs as needed.
- Manage preventive maintenance including monitoring and coordinating PM schedules for the HVAC, alarms and other facility equipment or installed systems, pest control etc.
- Address concerns and repair requests from employees on company equipment. Manage, coordinate, and communicate with outsourced services and outside repair contractors if required and track all repairs.
- Operate tow motor/forklift as needed.
- Maintain proper inventory of cleaning and repair supplies.
- Coordinate cleaning needs of the building with the cleaning service provider as well as with trash removal service.
- Review and understand equipment and methods of operations, Building Automation System (BAS), safety and security, and other systems.
- Perform facility inspections, prepare and submit reports of conditions in the building and recommend actions to be taken.
- Maintain compliance to City, County, State ordinance and codes by scheduling and monitoring required inspections.
- Support any afterhours building needs and activities as required.
- Maintain the plans for annual inspections, warranties, maintenance requirements and the implementation of scheduled servicing facility assets.

Requirements:
Skills, Qualifications, & Experience:
- 2 Years Experience in routine facilities maintenance with a demonstrated knowledge of repair techniques, mechanical, plumbing, electrical, HVAC, carpentry and painting skills required
- Knowledge and use of power tools
- Electrical Repairs and Maintenance
- HVAC Maintenance
- Knowledge of Local and State Codes and Ordinances as well as safety regulations.
- Thorough understanding of building construction and associated trades.
- Working knowledge of equipment and use of forklift equipment.
- Ability to read, analyze, and interpret documents such as technical. manuals/drawings, safety rules, operating instructions in mathematical or diagram form, and procedure manuals.
- Ability to write routine reports and correspondence.
- Ability to lift up to 50lbs.
- Valid drives license with no more than two (2) minor driving violations within a three (3) year period, no more than a maximum of four (4) points and must be insurable with AFS’ current insurance provider.
- Must submit to and successfully comply with AFS’ “Pre-Check” background check and pre-employment drug test.
