Our vertically integrated real estate platform provides expertise in all ownership disciplines including acquisitions and asset management, development and repositioning, property management, leasing and market research, construction management, and engineering. The company has verticals specializing in data centers (“PowerHouse Data Centers”), residential (“CityHouse Residential”), and office and industrial (under the AREP brand). The company is undertaking a major expansion into data center development with development projects in planning and development nationwide.
We are currently looking for a skilled, highly analytical Vice President of Acquisitions to work in collaboration with our internal and external partners. The role will primarily be focused on data center and industrial or commercial investments, but may have involvement with other acquisitions and capital markets activities throughout the business.
Position Summary
The VP, Acquisitions will report to the Managing Director, Acquisitions and will work closely with both internal and external partners to build the AREP brand.
The VP, Acquisitions will be able to manage the full life-cycle acquisitions process from sourcing to closing while performing strong analytical and due diligence responsibilities. This individual will also have an understanding of negotiation.
Overall Responsibilities Include:
- Source and analyze prospective, value add investment opportunities.
- Complete all necessary aspects of the due diligence process for any investment opportunities being pursued, including but not limited to physical due diligence, zoning and site plan approvals, utilities, tenant credit analysis, drafting detailed lease abstracts, third party report reviews, lease and loan document reviews, market analysis and competitive positioning.
- Work with outside investors, including institutional limited partners and fund investors on new investment opportunities.
- Assist in due diligence, negotiation, and closing with potential lenders for financing opportunities.
- Perform various financial analyses for prospective investment opportunities in Excel and Argus.
- Review budgets with brokers, lenders and internal departments during the underwriting, due diligence, loan and closing processes.
- Create complex and dynamic pro forma models and sensitivity analyses for project cash flows and investment returns.
- Prepare internal and external investment memos and written memos and communications with investors.
- Calculate returns assuming various capital structures.
- Conduct property and market tours for investment qualification and competitive positioning.
- Engaged in maintaining current and building new relationships with brokers, lenders and investors.
- Formulate and select target investment strategies, markets and opportunities. Compile and analyze data for existing markets.
- Work with development teams to create development plans for properties, and refine and solve challenges per due diligence.
- Seamlessly transition projects to asset management on a post-closing basis while remaining involved to solve development challenges and mange post-closing financing and capitalization needs.
