JOB OVERVIEW: Under minimal supervision, the Title Officer 3 is responsible for overseeing complex title examinations, resolving intricate title issues, and ensuring the highest standards of accuracy and compliance in title documentation.
Key Responsibilities
Analyses and interprets title plant records, including deeds, mortgages, liens, easements, & judgments.
Examines all classes of title searches including the most difficult title orders which may include commercial, leaseholds, easements, energy projects, mining claims, default and REO’s, and other highly involved property interests.
Reconciles title problems and accepts responsibility for loss claim investigation. Demonstrates high level of expertise in handling complex endorsement requests.
Properly prices commitments, endorsements, policies, and guarantees using appropriate schedule of fees.
Analyses and interprets complex legal documents, including estate documents, contracts, trusts, corporate documents
Analyses, inerprets and navigates all back plant archives for counties in our footprint
Reads, analyzes and plots all types of complex legal descriptions, including lot/block, sectional and metes and bounds.
Prepares uploads and records documents with the county clerk, as needed.
Resolves intricate title issues and discrepancies to ensure clear and marketable titles, working closely with attorneys and underwriters as needed.
Ensures all title documentation complies with legal standards and company policies.
Serves as a primary point of contact for high-value customers, real estate professionals, lenders, and other stakeholders.
Provides expert advice and guidance on complex title issues and transactions. Advises junior Title Officers on less complicated transactions.
Markets, establishes and maintains business relationships with potential and existing customers
through professional, social, civic and community groups that promote the services and
goodwill of the company.
Mentors and supports junior Title Officers and Assistants, providing training and guidance to enhance their professional development. Provides performance feedback on Title Assistants and junior Title Officers as requested.
Oversees activities of Title Assistants, including task assignment, to ensure all business operating practices are executed in a timely manner.
Performs other duties as assigned.
Minimum Qualifications
Education:
High school diploma or equivalent required.
Experience:
4 years progressive experience in an escrow, title or real estate environment. At least 3 years’ of experience as an Title Assistant and/or Title Officer.
Skills:
- Thorough knowledge of title plant resources, tax and assessment records, property inspections and title insurance rate manual.
- Attention to detail & strong problem-solving skills.
- Ability to multi-task and prioritize tasks.
- Excellent communication and customer service
- Proficient in MS Office (Word, Excel, PPT, Teams) and title/escrow software & systems.
- Ability to read, write, and verbally communicate information relevant to job requirements.
- Ability to train junior/entry level staff.
