What are the responsibilities and job description for the Maintenance Supervisor position at Amesbury Management?
Amesbury Management is in search of a Maintenance Supervisor for Sugar Mill Villas Apartments. A brand new class-A multi-family property. The Maintenance Supervisor is responsible for maintaining the physical integrity of the community at all times as well as protect the investment of the apartment property owner. This involves insuring a clean and well-maintained living environment for residents, visitors, and staff. In addition, the Maintenance Supervisor is responsible for conducting all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, OSHA, and all other laws pertaining to multi-family dwellings.
Essential Functions
General:
- Diagnosis and performs on a daily basis minor and routine maintenance/repairs including the following, but not limited to:
- Electrical (including interior/exterior lights)
- Plumbing
- A/C and Heating Systems
- Appliances and gas fixtures
- Water irrigation systems
- Stairs, gates, fences, patios, railings
- Tile, carpet, flooring
- Roofing and gutters
- Fireplaces
- Shutters, doors (including interior/exterior), cabinets, windows
- Door locks, mailbox locks, and controlled access systems
- Boilers and Hot Water heaters
- Pool, jacuzzi, outdoor grills, and pool furniture
- Performs maintenance tasks personally as well as delegating tasks to site maintenance personnel including as contract vendors.
- Oversees and inspects work performed by site maintenance personnel and contract vendors.
- Ensures that all make-ready repairs and service requests are promptly and correctly completed.
- Obtains approval from Community Director prior to commencing any major repair or project.
- Possesses knowledge of budget and budget compliance for all maintenance functions.
- Assists in moving abandoned furniture, appliances, etc. to dumpster/compactor when necessary.
- Maintains adequate inventory of maintenance parts and materials to common repairs. On a monthly basis, update maintenance inventory spreadsheet .
- Performs work area clean-up
- Ensures storage areas and maintenance shops remain locked when not in use.
- Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels as circumstances warrant.
- Performs any additional duties assigned by Community Director.
Resident Relations:
- Organizes and manages system for coordinating resident service requests per Amesbury maintenance policy. If possible, ensures that all work orders are complete within 24 hours.
- Schedules maintenance personnel in conjunction with Community Director so that maintenance services are available for emergency purposes, 24 hours a day, 7 days a week.
Preventative Maintenance/Safety:
- Instills a “safety first” attitude with all staff members by maintaining, following, and communicating thorough knowledge of pertinent laws and EPA and OSHA regulations regarding safety and standards when performing any and all maintenance repairs as well as governing proper storage and management of hazardous materials, including solvents, flammables, and refrigerants.
- Instructs staff on proper use and guidelines of safety items.
- Must be aware of the condition of the physical property throughout the community. Immediately corrects any and all hazardous conditions such as broken gates leading to pool area, broken steps, open holes, and burned out exterior lights.
- Responsible for safe keeping, maintenance and operation of all company equipment. This includes scheduling and performing repairs and routine maintenance on all equipment on a proactive regular basis.
- Assists in developing skills of all subordinate maintenance staff.
· Job Specifications
Specialized Knowledge/Skills/Abilities:
· Expertise in HVAC, electrical, plumbing, flooring, roofing and carpentry maintenance.
· Good communication skills
· Knowledge of Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to multi-family dwellings.
· Knowledge of pertinent laws and EPA and OSHA regulations regarding safety and standards.
Education/Experience:
· High school diploma or equivalent required
· 3 years job-related experience required
· 1 year supervisory experience required
Training:
· Heating, ventilation and air conditioning (HVAC) certification required
· EPA certification Type 1 and II
Work Environment/Physical Requirements:
· Positive working environment
· Frequent standing, bending, walking and climbing ladders.
· Ability to lift/carry up to 50 lbs.

Pay: $23.00 - $25.00 per hour
