Leasing Director

Main Street Renewal is a leading provider of single-family rental homes, operating across 37 markets with over 44,000 homes. We are committed to building a dynamic team that drives excellence in property leasing and customer service.
Position Overview
The Leasing Director is a strategic role accountable for the leasing and occupancy of a designated regional portfolio of Main Street Renewal homes. The Leasing Director, in partnership with Asset Management, Property Management, Marketing and other MSR resources, drives occupancy and portfolio performance by overseeing leasing operations, demand trends and generation, and leasing funnel and performance, across assigned regional markets. This position plays a critical role in optimizing revenue and occupancy, managing property marketability, and ensuring exceptional resident acquisition and experience. Work schedule in office Tuesday - Saturday, 9 am - 6 pm central time.
Key Responsibilities
Portfolio Leasing and Occupancy Performance
- Accountable for lease-up and occupancy performance of assets within theassigned geographic region
- Orchestrate cross-functional collaboration among property management, pricing, leasing teams and utilize analytics resources to optimize portfolio performance
- Review and analyze property condition reports submitted by field and property management teams, and coordinate to ensure property marketability
- Utilize documented property assessments to inform leasing and pricing strategies
- Collaborate with Asset Management to develop strategic pricing approaches based on comprehensive property documentation and market condition assessments
- Assess market conditions through detailed reporting and data analysis
- Develop recommendations for property positioning based on condition reports and market insights
Demand Management and Funnel Optimization
- Collaborate with Marketing other partner functions to develop and execute
- comprehensive demand generation strategies
- analyze demand trends using advanced analytics and market reporting tools
- Recommend targeted marketing approaches to increase top-of-funnel lead generation
- Utilize data-driven insights to:
- Identify market opportunities
- Adjust marketing and pricing strategies
- Optimize lead conversion rates
- Leverage digital and traditional marketing channels to expand market reach
- Leasing Operations and Team Leadership
- Serve as the accountable leader for the entire leasing lifecycle from lead to
- Lease execution
- Manage leasing teams, including Sr Leasing Managers, Leasing Managers, and Leasing Agents, which may be centralized and in-market
- Ensure compliance with company 'Branch Best Practices' and all legal requirements
- Provide comprehensive training and coaching to leasing teams
- Monitor and maintain service level agreements (SLAs)
- Conduct regular performance audits and provide actionable feedback
- Reporting and Performance Management
- Prepare weekly and monthly performance summaries for senior leadership
- Track and report on key performance indicators (KPIs)
- Develop and implement strategies to exceed revenue and leasing targets
- Perform spot audits of leasing processes and documentation
- Provide detailed insights on market trends and team performance
- Analyze property condition reports to identify potential impacts on leasing performance
Qualifications
- Licensed Real Estate Agent with 2-4 years of experience
- Bachelor's degree preferred or equivalent experience in property management
- Minimum 10 years of sales team management experience
- 5-6 years of direct management experience in leasing
- Proficient in Microsoft Office and property management systems
- Strong analytical and critical thinking skills
- Excellent communication and interpersonal abilities
Technical Competencies
- Advanced proficiency in data analysis tools
- Experience with CRM and property management software
- Strong understanding of market research techniques
- Active collaboration with marketing team and strategic use of available marketing resources for proactive approach to mitigate demand fluctuations
- Skill in interpreting and acting on comprehensive property assessment reports
Travel and Accessibility
- Willing to travel to support branch operations
- Capable of providing consistent support, whether on-site or remote
- Must maintain a valid driver's license
