What are the responsibilities and job description for the Applicant Review Specialist position at AMLI Residential?
AMLI Residential is looking to add to our newly created Resident Service Group. The Applicant Review Specialist will review lease applicants for qualification in coordination with the on-site leasing teams and with oversight from the Credit and Collections Manager, ensure processes are performed, and decisions made are within policy guidelines and meet local regulation requirements. They will maximize (resident) applicant approval rates, while minimizing bad debt risk, and work through the screening process to reduce acceptance rate of fraudulent applications.

Screening
EDUCATION and/or EXPERIENCE: High School diploma, or general education degree (GED) required; Associates or Bachelor’s Degree preferred or three plus years sales or related experience and/or training; or equivalent combination of education and experience. Real Estate License required (IL only).

Screening
- Review and analyze lease applications to determine if applicants meet qualification criteria.
- Review and assess applicant pay information, background checks, credit and rental history to determine if qualified.
- Assess pass/fail recommendations based on the screening process results.
- Communicate with applicants to gather additional information or clarify discrepancies in their applications.
- Maintain accurate and organized records of all applicant interactions and decisions.
- Ensure compliance with all applicable laws and regulations regarding tenant screening and selection.
- Assist in the development and improvement of applicant review processes and criteria.
- Prepare and present regular reports on application trends, fraud, and approval rates to Credit & Collections Manager.
- Provide recommendations for screening decisions on applications that do not meet the standard criteria when necessary. Provide recommendations to the Credit & Collections Manager.
- Stay up to date on Fair Housing Laws
- Back up/assist colleagues within the Resident Services Group
- Regular, in-person attendance required

- Employees who are required to drive for work, whether for travel between job sites, out of own travel and/or to run errands on behalf of AMLI, are required to have valid driver’s license and carry appropriate state required insurance.
