What are the responsibilities and job description for the Resident Service Group Applications Manager position at AMLI Residential?
AMLI has a newly created role within our Resident Services Group. The Resident Service Applications Manager will supervise and lead the Resident Services Specialists (RSSs) within the assigned Applications Specialist team. They will coordinate and assist in the efficient screening of lease applications across all properties, under the direction of the Resident Services Group Director and in collaboration with the Credit & Collections Team, as well as perform oversights and manage administrative tasks related to application reviews, applicant and on-site communication, ensuring compliance with all applicable laws and company policies.

- Supervision and Direction:
- Provide coordinated direction and supervision to the RSSs within your assigned team.
- Ensure the RSSs team's efforts are aligned with organizational goals and objectives.
- Onboard and supervise assigned RSSs to carry out their responsibilities with a high professional standard and accuracy within tight deadlines.
- Review completed work to ensure accuracy of application decisions and timely completion of various tasks.
- Manage effective employee relations and compliance with employment law.
- Conduct regular performance reviews, provide feedback, and ensure team development.
- Expertise and Compliance:
- Provide day to day oversight on interpreting and correlating information from Entrata screening results & Verifast identity and income verification results.
- Assist in resolving applicant issues and setting service standards.
- Ensure compliance with all applicable laws and regulations regarding tenant screening and selection.
- Oversee allocation of work and prioritization of tasks to ensure timely decisions on applications.
- Complete tasks and monitor activity on all RSG Systems to ensure compliance with policies and processes. Activity includes escalations to Credit & Collections, applicant contacts, and calendar management. Periodically audit Entrata activity notes to ensure accurate and complete records.
- Ensure interdepartmental communications are occurring as needed (Credit & Collections & On-site management), in a timely manner, regarding applicant progress or impediments to applicant screening decisions.
- Ensure compliance with all local, state and federal laws including, but not limited to Fair Housing.
- Project and System Management:
- Manage RSG systems and lead major projects involving multiple RSS’s and/or cross-functional teams.
- Track and report on project progress and ensure all deliverables are completed on time and within budget.
- Coordinate with other departments and stakeholders to ensure smooth project execution.
- Generate reports and complete checklists as required.
- Collaboration and Process Improvement:
- Foster collaboration and manage relationships with onsite personnel, regional leadership team, and other support partners.
- Propose adjustments to processes and policies to align with AMLI's vision.
- Miscellaneous duties as required, including but not limited to:
- Ensure efficient and courteous response to all applicant requests. This includes helping prospects during the process of leasing an apartment, utilizing AMLI 10 Service Standards.
- Back up/assist colleagues

- Regular, in-person attendance required

- Ensure a professional appearance and manner for oneself and all personnel at all times.
- Employees who are required to drive for work, whether for travel between job sites, out of own travel and/or to run errands on behalf of AMLI, are required to have valid driver’s license and carry appropriate state required insurance.
