If end date is listed, the posting will come down at 12:00 am on that date: About The Position: The Director, Real Estate is responsible for strategy and leadership for the Real Estate organization in the acquisition, management, and disposal of property rights to support the business needs of all Ameren business lines. Key responsibilities include: Provide leadership for a team of approximately 60 real estate professionals and approximately 50 outside professional contractors. Direct responsibility for the $23 million real estate budget and real estate spend of over $50 million charged to operating department budgets. Consult with corporate leaders to identify optimal real estate solutions that meet strategic infrastructure requirements. Coordinate information for strategic real estate analysis to link corporate initiatives and strategies with real estate transactions. Responsible for developing strategies to execute acquisition and disposition of real estate assets for all Ameren companies. Responsible for managing Ameren’s real estate portfolio of new and existing properties to maximize economic return while focusing on sustainability and stewardship of the assets. Oversee the development of economic analysis to evaluate purchase or sale alternatives. Oversee the negotiation of complex transactions for the purchase and sale of property, easements, leases, licenses and permits. Responsible for the development and implementation of department goals to support the corporate strategies. Responsible for the recruitment, development and retention of the real estate staff. Qualifications: Bachelor’s degree in Business, Economics, Engineering, Management, Finance or Real Estate is required. MBA is preferred. 10 or more years of relevant experience required (real estate, facilities management, project management etc.). Experience in real estate management including site selection, contract/lease negotiations and/or financial analysis is preferred. 5 or more years of supervisory project/team leadership experience is required. Professional designations from the International Right of Way Association, CoreNet Global, or other utility or corporate real estate organizations is preferred. Occasional travel may be required. In addition to the above qualifications, the successful candidate will demonstrate: Excellent communication skills (verbal, written and presentation). Proven ability to build internal and external relationships. Proven negotiation skills. Interpersonal skills to work with stakeholders at all levels of both internal and external organizations. Thorough understanding of law, engineering, surveying, appraisals and contracts. Proficiency with Microsoft Word, Excel, Project and PowerPoint.
