JOB DESCRIPTION
POSITION: MAINTENANCE TECHNICIAN FLSA STATUS: NONEXEMPT
DEPARTMENT: PROPERTY TECHNICIANS DIRECT REPORTS: NONE
REPORTS TO: LOGISTICS COORDINATOR
SUMMARY:
Perform various maintenance functions including but not limited to: painting, caulking, HVAC repairs, lock repairs, window/door repairs, electrical repairs, appliance repairs, preventative maintenance, and changing light bulbs, filters, batteries, etc.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
The following duties are normal for this position. These are not to be construed as exclusive or all inclusive. Other duties may be required and assigned.
- Assures all work performed is done in accordance with OSHA safety standards and those established by Anawim Housing.
- Assures that all work performed meets Anawim Housing’s standards for customer service, accuracy, quality and efficiency.
- Establish and maintain an effective working relationship with employees, vendors, clients, tenants, equity partners and the financing authority.
- Complete vacant unit turns for incoming residents. Turns may include: drywall repair, painting, carpentry, appliance repair, fixture repair or replacement, installation of window blinds, unit lock changes, HVAC filter replacement and system cleaning, light electrical work such as replacing outlets/switches/thermostats, window and door repair, caulking, countertop replacement, surface refinishing.
- Service Requests - complete residents service requests within a reasonable timeframe.
- Assist with the organization and cleanliness of maintenance shop, remove garbage daily.
- Inventory Control - communicate to Logistics Coordinator when supplies are needed.
- Trash removal/unit clean outs.
- Light grounds keeping; trimming of trees, shrubbery and bushes.
- Maintain, clean and organize garbage enclosures, dumpsters, including deodorizing and power washing as needed or directed by manager.
- Maintenance Coverage after hours - schedule/execute on call rotation among maintenance team members to ensure someone is always available to handle service requests outside of normal business hours.
- HVAC – troubleshoot and repair mini-split/central/portable and window air conditioning equipment; troubleshoot and repair electric/gas/geothermal heating units/furnaces.
- Property Emergencies – responsible for emergencies that may arise outside of normal business hours. ie. flood, fire, power loss, etc.
- Perform and ensure that all assigned maintenance requests are handled in a timely and reasonable amount of time and provide communication to Property Managers when a delay in repairs occurs.
- Continually inspect the property and report deficiencies to supervisor and Property Manager.
- Follow preventative maintenance programs for the property and specific equipment.
- Responsible to keep supervisor fully informed with both verbal and written communication, including but not limited to the feasibility of calling outside maintenance and requisitioning the purchase of required materials.
- Responsible for complying with safety regulations to avoid injury to self and others.
- Other duties as assigned.
MINIMUM QUALIFICATIONS:
- High school diploma or GED required.
- HVAC Universal certification is preferred but not required.
- Minimum of 2 years multi-family maintenance experience or 2 years’ experience in a related construction/maintenance field.
- Comfortable using a ladder.
- Must own or have access to basic hand tools and a drill.
- Ability to lift up to 75lbs, and bend.
- Able to effectively use company provided smartphone and tablet for communication and workflow tracking.
- Valid driver’s license and good driving record. Reliable vehicle and car insurance.
ENVIRONMENTAL CONDITIONS:
The work is performed in a typical office or administrative environment as well as tenant apartments and outside. The worker could be exposed to adverse environmental conditions.
PHYSICAL REQUIREMENTS:
- Driving, climbing, stooping, kneeling, crouching, walking, lifting, reaching, talking, hearing, grasping and finger dexterity, repetitive motions.
- Sitting approximately 50 percent of the time.
- Standing approximately 20 percent of the time.
- Walking approximately 20 percent of the time.
- Driving approximately 10 percent of the time.
- Requires the exertion of up to 10 pounds of force continuously.
- Up to 50 pounds of force infrequently to lift or otherwise move objects.
VISION REQUIREMENTS:
The minimum standard for use with those whose work deals largely with preparing and analyzing data and figures, accounting, transcription, computer terminal, and extensive reading.
