Job Description:
The Leasing Associate is one of the key team members with a primary objective to maximize occupancy and providing exceptional services to residents and potential residents. This is achieved by utilizing professional sales and marketing techniques to generate traffic, networking, promoting resident retention, and providing exceptional customer service.
Responsibilities and Duties:
- Maintain an excellent customer service program by adhering to the Company standards
- Collect and accurately post rent and other income.
- Make daily bank deposits.
- Monitor and follow up on bad debt to include preparation of late notices, resident and guarantor contact, and filing of evictions.
- Assist in interviewing candidates for available property positions and participate in the selection process of new hires, as needed.
- Assist Property Manager in conducting new hire orientation, training and other duties associated with staff.
- Assist in preparation and processing of all leases and related paperwork for approval by Property Manager.
- Assist with maintaining key control of occupied and vacant units.
- Participate in property inspections, quarterly, move-in and move out.
- Assist with supervising maintenance staff in scheduling and, when necessary, directly scheduling property repairs with outside contractors as needed.
- Negotiate lease renewals with current residents when possible.
- Assist residents with move-in/move-out process
- Direct and assist workers in the scheduling and performance of turn events.
- Process security deposits in a timely manner, if applicable
- Inventory and purchase office supplies.
- Write up and file services requests from residents upon receipt, and take necessary steps to ensure timely response by appropriate staff.
- Monitor maintenance service responses to ensure a high degree of resident satisfaction.
- Address complaints and resolve issues in a timely and professional fashion.
- Assist with leasing responsibilities to maximize occupancy.
- Assist Property Manager in preparation of weekly and monthly reporting requirements.
- Participate in the annual budget preparation process at the direction of the Property Manager
- Responsible for helping property meet budgeted revenues, expenses, and Net Operating Income.
- Perform additional tasks and responsibilities as needed.
- Various job-related duties as assigned within the standard industry’s practice
Knowledge, Skills, and Abilities:
- Ability to professionally communicate with residents, co-workers, and management
- Ability to professionally maintain confidential information
- Ability to compute rate, ratio, and percentage
- Must have intimate knowledge of Fair Housing laws and regulations
- Must be detail oriented and have good time management skills
- Must be a Team Player with a positive attitude
- Must have basic computer literacy skills
- Must be able to work a flexible rotating work schedule

Experience & Requirements:
- High School diploma or equivalent is required
- 2 years of residential leasing experience preferred
- Customer service, sales and goal-oriented mindset is a must
- Must have a valid Driver’s License and reliable transportation to respond to on-call emergencies when needed
- Must be able to pass credit/background check, and drug screening
- Position requires ability to work any of the seven days of the week, 52 weeks of the year
- Due to property staffing limitations, position requires that individual be able to work scheduled hours on a consistent bases and, if necessary, overtime hours when requested
Job Type: Full-time
Expected hours: 35 – 40 per week
