The Director, Real Estate Finance will be responsible for the financial oversight of 18 communities, including reviewing financial statements, forecasting and monitoring capital expenditures as well as the developing 5 year plans.
This role with work with a high-performing oversight board of seasoned CEO's, Presidents and Partners in developing the strategic direction of the organization, evaluating acquisitions and partnerships.
Responsibilities include:
- Evaluating the strategy, timing and completion of all capital improvement projects and reposition projects and their impact on revenue and overall cash flow.
- Evaluating competitive position in the market for each community as described by Manager/Developer and add insight on Manager/Developer's position and determine if strategy suggested by Manager/Developer is appropriate to ensure competitive position.
- Modeling full lifecycle and repositioning financial analysis for projects/assets in the portfolio.
- Creating new working processes and works within Manager/Developer’s existing development process.
QUALIFICATIONS:
- A minimum of a Bachelor’s degree in Finance, Accounting, Business, Marketing, or Real Estate is required.
- MS in Finance/Real Estate or MBA is strongly preferred.
- Prior experience in a senior relevant role, preferably as Real Estate Asset Manager.
- 10-15 years of total professional experience
- Minimum of seven (7) years’ experience in real estate asset finance.
- Strong analytical skills: This skill is essential for evaluating and completing a wide range of real estate transactions
- Communication skills: To successfully perform the duties of a real estate asset manager, they must possess strong verbal and written communication skills
- Interpersonal skills: This is required for establishing and building and maintaining relationship with relevant parties (management, investors, property managers, landlords, etc.)
- Strong organizational skills: This is essential for real estate asset managers to effectively coordinate and manage multiple assignments, as well as prioritize tasks and efforts.
- Negotiation skills: Highly developed negotiation skills are required for negotiations with property owners, investors, and significant others.
