Another Source’s client, Sabey Corporation, is recruiting a Building Engineer I to join their team on-site in Seattle (Cherry Hill), WA. Your portfolio will extend to their Everett and Downtown Seattle properties.

About the role: 

The Building Engineer I is responsible for the daily maintenance and efficient operation of the property, ensuring all systems function optimally while overseeing the performance of contracted vendors. This role plays a key part in maintaining the property in alignment with Sabey Corporation’s established goals and objectives. The Building Engineer I reports directly to the Chief Building Engineer. 

 

The anticipated yearly salary range for this position is: $62,101 - $76,074 annually based on experience.  

 

What you will be doing:  

  • Responding to tenant requests for property management services, coordinating and supervising the work of outside contractors and vendors, such as carpentry, plumbing, heating, HVAC, electrical, and elevator services, and inspecting for completion of assignments. 
  • Assuring that the assigned property is operating safely and efficiently and that all scheduled preventative maintenance functions are completed fully and in a timely manner. 
  • Working with vendors to determine pricing on upcoming budget items, monitoring the budget, and ensuring budgeted projects are completed on time. 
  • Conducting routine inspections of common areas, mechanical equipment, and tenant spaces for cleanliness and good repair. 
  • Maintaining a central file system of operating logs, vendor contracts, operating budgets, maintenance logs, emergency manuals, etc. 
  • Communicating effectively with team members on scheduled tasks and projects. 
  • Inventorying tools and supplies regularly and maintaining onsite tools and equipment. 
  • Overseeing and implementing Fire Life Safety Programs established for the property in accordance with local codes, understanding and implementing all emergency procedures, familiarizing tenants with these procedures, and serving as Fire Director for assigned properties, implementing all emergency procedures, evacuations, and notifications as appropriate. 
  • Ordering paper products and other building supplies and materials as needed. 
  • Meeting regularly with contracted vendors such as janitorial services to ensure contract standards are met and vendors have all the necessary tools and instructions to maintain a clean and safe facility. 
  • Coordinating the move-in/move-out of tenants in the property, providing access for vendors, contractors, and tenant move-in/move-out procedures. 
  • Operating, maintaining, and monitoring energy management systems, performing confidence tests and equipment tests/audits as directed. 
  • Ensuring properties are safe and accessible with clear drainage and/or clear of ice or snow during seasonal events. 
  • Participating in the duties of the on-call engineer, performed after regular business hours, as assigned. 
  • Providing information and procedures for the operation of “Building Critical Systems” to be used by the “On-Call Engineer” when responding to after-hours service calls, such as HVAC, fire alarm, security systems, tenant and vendor contacts, etc. 
  • Coordinating security system operations, including coordination between vendors and tenants, understanding security system operations, and reviewing security cameras as necessary. 
  • Creating and submitting incident reports using the designated system and submitting them to required parties. 
  • Inspecting rooftops, exterior walls, parking facilities or lots, window systems, and doors & locks as needed. 
  • Utilizing the Yardi accounting system to issue purchase orders and approve invoices. 
  • Utilizing Yardi or other systems to perform regular inspections and update maintenance records for equipment. 
  • Monitoring the work quality of exterior vendors, including but not limited to carpet cleaners, window washers, janitorial staff, landscapers, parking lot sweepers, and pest control services. 
  • Participating and adhering to the Policy of Procedures as established by the property management group and amended as needed. 
  • Using MCIM to create MOPs for CAB review. 
  • Embodying Sabey core values and participating in team-building events. 
  • Handling special projects as assigned. 

 

Essential Functions: 

  • Ability to perform labor intensive tasks including but not limited to, climbing ladders, fixing plumbing, painting buildings, accessing rooftops  
  • Ability to interface with technology including operating computers and smart phones – must be able to text, email, send and receive photos.  
  • Ability to travel between property sites  
  • Ability to operate power tools  
  • Ability to stoop or crouch for any amount of time  
  • Ability to maneuver or lift up to 50 pounds  
  • Ability to occasionally work in wet, hot, humid, or cold conditions 

 

Minimum Qualifications:  

  • 2-3 years of experience providing building services or facilities operation or a technical degree.   
  • High school diploma or GED 
  • Valid WA state driver’s license, a clean driving record, and auto insurance 
  • Strong knowledge of the English Language – written and oral comprehension and expression required 
  • Customer and personal service skills – knowledge of principles and processes for providing customer and personal services. This includes customer needs assessment, meeting quality standards for services, and evaluation of customer satisfaction 
  • Computer Literacy – working knowledge of Microsoft Office Suite, Microsoft Project 
  • Public Safety and Security – Knowledge of relevant equipment, policies, procedures, and strategies to promote effective local, state, or national security operations for the protection of people, data, property, and institutions   
  • Time management skills – must be able to respond promptly to project requests, prioritize assignments, and multi-task as needed 
  • Knowledge of general construction activities, environmental, health, biohazard, safety/security programs and fire safety practices and procedures 
  • Decision making and trouble shooting skills, especially for mechanical, electrical, and plumbing systems.
