POSITION SUMMARY

The Maintenance Technician II is responsible for helping with maintenance and repair duties for the custody and care of the facility to provide a safe, secure, attractive, comfortable, clean, and efficient educational environment.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Operation, preventive maintenance, and corrective maintenance for all building systems and equipment. Perform as a working leader of the building maintenance staff to maintain a safe, secure, attractive, comfortable, clean, and efficient educational environment to meet the needs of students, staff, and the general public. This would include electrical, HVAC, plumbing, general repairs, and maintenance, interior finishes, and any special projects assigned. Communicate knowledge and direct maintenance personnel in the proper performance of their duties.

QUALIFICATIONS

  • Must be able to communicate effectively and appropriately, as well as exhibit patience and understanding with students, staff, and the general public.
  • Must be able to understand and follow written and verbal instructions. Must be able to use prescribed safety and personal protective equipment.
  • Must be able to lift up to 50 lbs. on a frequent basis and up to 80 lbs. on an occasional basis.
  • Must be able to perform difficult physical labor in variable weather conditions such as hot, cold, rain, snow, wind, etc.
  • Must be able to climb stairs and ladders on a frequent basis, and work from scaffolding and lifts on an occasional basis.
  • Must be able to stand, walk, bend, twist, and reach while performing various assignments as well as operate all related equipment.
  • Must be able to demonstrate effective and appropriate leadership and communication skills.
  • Maintain the knowledge, skills, and physical ability necessary to perform various maintenance tasks, combining skills and knowledge of the various relevant trades to operate building electrical, fire, security, conveyance, plumbing, and HVAC systems including the building automation system (BAS).
  • Maintain the knowledge, skills, and physical ability necessary for electrical tasks including but not limited to repairing and replacing three-way switches, lighting relay circuits, light fixtures, circuit breakers, and repairing and replacing electrical circuits using conduit and junction boxes with the appropriate fasteners.
  • Maintain the knowledge, skills, and physical ability necessary for plumbing tasks including but not limited to threading pipe; sweating and brazing copper pipe and fittings; repairing and replacing commodes, water fountains, urinals, lavatories, broken pipes and valves.
  • Maintain the knowledge, skills, and physical ability necessary for HVAC tasks including but not limited to operating the boiler and chiller plants; testing boiler safeties; performing boiler and chiller rounds; performing water treatment on boiler and chiller systems; repairing and replacing booster and coil pumps; calibrating pneumatic controls; repairing air supply units, roof top units, unit ventilators, VAV systems and exhaust fans.
  • Maintain the knowledge, skills, and physical ability necessary for corrective and preventive maintenance tasks including but not limited to operating the work order system(s).
  • Maintain the knowledge, skills, and physical ability to maintain and adjust the set points of the BAS.
  • Maintain the knowledge, skills, and physical ability necessary for corrective and preventive maintenance tasks including but not limited to repairing, adjusting and replacing mechanical and electronic locks, and door hardware.
  • Maintain the knowledge, skills, and physical ability necessary for performing minor repairs on refrigerated and kitchen equipment.
  • Must be able to demonstrate the knowledge, skills, and physical ability necessary for operating building electrical, plumbing, and HVAC systems including the BAS.
  • Must be able to demonstrate the knowledge, skills, and physical ability in evaluating a task, estimating material , labor, and equipment.
  • Must have successfully completed District-recognized courses in Plumbing 1, Electricity 1, Electricity 2, Steam Plant 1, Air Conditioning and Refrigeration 1, Blueprint Reading, Pump
  • Maintenance, Hot and Cold Water Hydronic Systems, Boiler Water Treatment, Pneumatic controls, DDC Controls, Brazing and Soldering, and Chillers.
  • Must have a current proper refrigerant handling license with the classification of Universal Technician.

POSITION EXPECTATIONS:

  • Maintain the knowledge, skills, and physical ability necessary for electrical tasks including but not limited to analyzing and troubleshooting lighting, power, and control circuits.
  • Maintain the knowledge, skills, and physical ability necessary for plumbing and pipe fitting tasks including but not limited to analyzing and trouble-shooting all building plumbing systems.
  • Maintain the knowledge, skills, and physical ability necessary for HVAC tasks including but not limited to analyzing and trouble-shooting all components of the heating and cooling plants, ventilation systems, control systems, both pneumatic and electronic, and the BAS.
  • Maintain the knowledge, skills, and physical ability necessary for any corrective and preventive maintenance tasks including but not limited to all aspects of the preventive maintenance and Operations technologies.
  • Maintain the knowledge, skills, and physical ability necessary for corrective and preventive maintenance tasks including but not limited to repairing, adjusting and replacing mechanical and electronic locks, and door hardware.
  • Maintain a current proper refrigerant handling license with the classification of Universal Technician.
  • Cooperate with and assist others in maintaining, repairing, and remodeling facilities at or on the site as required.
  • Work with and direct others in completion of job assignments as well as train others in the operation and repair of building equipment and systems.
  • Work with the supervisor in developing, implementing, and maintaining an approved preventive maintenance program.
  • Be observant and inform the supervisor of potential trouble spots in the operation of building systems and equipment to prevent a failure or breakdown.
  • Observe and comply with appropriate required codes.
  • Perform snow removal and salting on district properties.
  • Perform assigned tasks in the amount of time appropriate to the task at hand.
  • Identify and take action to remedy potential safety and health problems.
  • Project a positive image of the District to students, staff, and the general public.
  • Report in writing to the supervisor any observed misuses and needed repairs to school property.
  • Participate in District-sponsored training programs to maintain and update knowledge, skills, certifications, and licenses as required for this position.
  • Effectively communicate and appropriately respond to various forms of electronic communication provided by the District.
  • Perform additional related duties as assigned.

Job Type: Full-time

Pay: $25.35 - $27.38 per hour

Expected hours: 37.5 per week
