Ala Wai Plaza AOAO, a 349-unit high-rise condominium in Honolulu, is seeking an experienced, highly capable Resident Manager (RM) to oversee day-to-day operations and long-term asset preservation of the property. The ideal candidate will demonstrate strong leadership, deep knowledge of building systems, and a proactive approach to maintenance and capital improvement projects.
Core Responsibilities:
- Capital Project Management: Plan, coordinate, and oversee execution of capital improvement projects including building envelope, plumbing, electrical, and mechanical systems. Experience managing multiple vendors, budgets, and timelines is essential.
- Building Systems Expertise: In-depth understanding of high-rise mechanical systems, including HVAC, elevator systems, plumbing, fire suppression, and electrical infrastructure. Ability to troubleshoot and liaise with technical consultants as needed.
- Preventative & Scheduled Maintenance: Establish and maintain a robust preventive maintenance program to ensure reliability and longevity of building systems. Maintain proactive service schedules, inspections, and vendor check-ins.
- Personnel & Vendor Oversight: Supervise on-site staff and contractors; maintain high standards of professionalism and accountability. Review contractor bids, insurance, and licensing; negotiate service contracts as needed.
- Resident Communication & Issue Resolution: Respond promptly and professionally to resident concerns and emergencies, including after-hours calls. Maintain a calm, courteous, and problem-solving demeanor.
- Safety & Compliance: Ensure building operations comply with AOAO governing documents, local/state/federal laws, and safety codes. Monitor and maintain emergency procedures, security practices, and risk management protocols.
- Administrative & Digital Tools: Proficient in Microsoft Office (Word, Excel, PowerPoint); ability to learn and utilize web-based systems such as BuildingLink or TownSq for communication and record keeping.
- Financial Awareness: Provide input into budgeting and reserve planning; manage day-to-day expense tracking and invoice processing.
Required Qualifications:
- Proven experience as Resident Manager or comparable building operations role in a high-rise or multi-family setting.
- Strong organizational skills, attention to detail, and the ability to multi-task in a fast-paced environment.
- Exceptional written and verbal communication skills.
- Ability to lead with empathy, professionalism, and discretion.
- Familiarity with Hawaii condominium governance is preferred.
Compensation & Benefits:
- Salary: $60,000 – $75,000 annually, commensurate with experience and qualifications
- Housing: On-site 2-bedroom 2.5 bath 1120 sq. ft. unit included with parking stall
