Position Summary:
The Resident Manager oversees the daily operations of Emmalani Court condominiums in Princeville, Kauai, reporting to the President of the Board. This role requires property management, maintenance skills, and strong interpersonal skills to ensure the efficient operation of the property.
About Emmalani Court:
Emmalani Court is a 42-unit condominium on 4 acres at 5250 Ka Haku Road, built in the early 1990s and is located along the Makai Golf Course. Amenities include a pool, spa, community room, and BBQ areas.
Key Responsibilities, include but are not limited to:
· Ensure compliance with applicable laws, regulations, House Rules, and Board policies.
· Serve as the primary point of contact for owners, promptly addressing concerns and requests with professionalism.
· Perform routine maintenance and emergency repairs, ensuring timely and effective resolution.
· Supervise and manage contractors for larger projects, ensuring quality and efficiency.
· Oversee and prioritize tasks for a full-time groundskeeper.
· Maintain clean, safe, and visually appealing common areas.
· Manage supplies, track materials, control expenses, and assist with budgeting.
· Handle administrative duties, including tracking incidents, projects, and preparing reports.
· Act as a liaison between owners and between owners and the Board, as needed.
· Collaborate professionally with the Board of Directors, ensuring open communication with the President
Salary and Benefits:
