Resident Manager Opportunity
Manage and maintain a 77-unit condo in Kailua, Oahu. The Resident Manager oversees the operations of a residential condominium complex, working to ensure the safety and security of the residents and community property. The Resident Manager is responsible for performing routine duties, coordinating and supervising the delivery of goods and performance of services by external commercial vendors, contractors and/or employees, and others, and maintaining good relations with both residents and owners, and taking actions to facilitate proper responses by residents and others in the event of an emergency. The Resident Manager will be a direct employee of the Association of Apartment Owners and reports to a Board of Directors.
Key Responsibilities:
* Perform duties and responsibilities as delineated in the Employment Agreement, Job Description, and any procedures necessary to conduct routine tasks.
- Exercise independent judgement and discretion over routine matters of significance to the Association and take direction from the Board of Directors when guidance or approval is required.
- Support the Board and any committees with advice, recommendations, and the development of any new policies or procedures to ensure smooth operation of the community.
- Enforce the House Rules in a fair and impartial manner, consulting with Board membership, as required.
- Supervise and manage staff employees, including assistance and security personnel.
- Supervise all maintenance and repair work, ensuring work is completed in accordance with contracts/agreed upon work.
- Monitor financial performance of the community, execute authorized financial transactions, and make recommendations for revenue and cost savings.
Job Description:
* Managing day-to-day operations of the residence.
- Maintaining the property.
- Handling tenant requests and concerns.
- Coordinating repairs, maintenance and other services.
- Ensuring compliance with safety regulations.
Desired Qualifications and Experience:
* High school diploma (bachelor’s degree preferred).
- Job requires strong managerial/organizational skills and administrative skills.
- Ability to solve problems as the point of contact for residents and enforce by-laws and house rules.
- Ability to write reports, keep accurate records, and possess knowledge of Microsoft Word and Excel.
- Possess knowledge of plumbing systems, fire control, maintenance, and landscaping.
- Must maintain a positive attitude, be able to communicate effectively and possess exceptional interpersonal skills when interacting with residents and guests and property manager.
- Customer service: 1 year (Preferred).
- Resident Manager/Property Manager (Preferred).
- Must possess Driver's License and own/operate personal vehicle.
Work Location/Schedule:
* Job type: Full-time (40 hours per week).
- Business hours: 8am – 4pm (8 hours per day), or as needed.
- On call after business hours.
- Weekend availability.
- Work Location: In person, on site at the property.
Salary and Benefits:
Salary/benefits commensurate with experience and includes on-site office and residence in one of the units provided by the Association.
Salary Range 55K-65K, depending on experience.
Paid time off and holidays.
