OUR IDEAL CANDIDATE
We are looking for someone who has real experience in an Apartment Manager role. As a dynamic leader and excellent communicator, they will possess the ability to inspire community and provide oversight to maintain this investment property. They should be fully competent with all phases of financial and variance reporting and have practical experience with property management-related software.
Must have a PASSION for excellent customer service and creating a positive living experience for their residents!
ABOUT THE COMMUNITY
The community consists of 16 units conveniently located near CSU and downtown Chico - This is an ON SITE, LIVE IN position.
RESPONSIBILITIES
- Timely collection of rent and other income through the lease term
- Creating a positive living experience for the residents including planning and hosting Resident Events
- Notify tenants and schedule all incoming service requests
- Daily inspection of the common areas, grounds, and parking lots for maintenance and safety
- Inspect all apartments for market-ready condition
- Timely service and enforcement of evictions for non-payment of rent and violation of the community rules and regulations that cause loss of revenues
- Ensure the timely vacating of all apartments, to minimize loss of income
- Inspect all vacated apartments for accurate costs of turnover and ensure the timely turnover of all apartments
- Process all security deposits in a timely manner
- Handle assorted tenant issues and address after-hours emergencies as needed
- Comply with the Fair Housing Laws
- Perform any additional functions as requested by the Assigned Property Manager
MENTAL & PHYSICAL DEMANDS
- Frequent interruptions and inflexible deadlines requires concentration, attention to detail, organizational strategies, and the ability to prioritize
- Occasional conversations with difficult or distraught individuals require patience and the ability to remain calm
- Computer work requires sitting for prolonged periods, exposure to a visual display terminal, dexterity, and precision
- Ability to lift up to 50 pounds.
- Ability to walk, kneel, climb, stand, stoop, crouch, and reach when performing light maintenance, physical inspections, and office activities.
Expected commitment of 30 office and admin hours per week. Hours of work will increase/decrease seasonally. Includes rent compensation plus wage.
