Job Summary:
The Maintenance Director is responsible for overseeing all maintenance operations for the apartment complex and satellite buildings, ensuring the property is safe, functional, and well-maintained. This role includes managing maintenance staff, coordinating repairs, overseeing preventive maintenance programs, and ensuring compliance with safety and building regulations.
Key Responsibilities:
- Perform and oversee plumbing repairs, including fixing leaks, unclogging drains, and replacing fixtures.
- Ensure curb appeal is maintained by keeping common areas, landscaping, and exterior spaces clean and presentable.
- Oversee the timely turnover of vacant apartments, including repairs, painting, and general maintenance to ensure units are move-in ready.
- Supervise, train, and schedule maintenance staff to ensure efficiency and high-quality work.
- Develop and implement a preventive maintenance program to extend the life of property assets.
- Conduct regular property inspections to identify maintenance and repair needs.
- Coordinate and oversee all maintenance requests, repairs, and work orders, ensuring timely completion.
- Manage relationships with vendors, contractors, and suppliers to ensure cost-effective maintenance solutions.
- Monitor and manage the maintenance budget, keeping expenses within set limits.
- Ensure compliance with all safety standards, building codes, and local/state regulations.
- Respond to emergency maintenance issues promptly and effectively.
- Maintain accurate records of maintenance activities, repairs, and equipment servicing.
- Ensure all common areas, amenities, and resident units are in excellent condition.
- Assist with unit turnover and renovations as needed.
- Perform and oversee interior and exterior painting projects as needed.
Qualifications & Skills:
- 5 years of maintenance experience, with at least 2 years in a leadership role.
- Valid driver’s license and reliable transportation.
- Strong knowledge of plumbing, electrical, carpentry, and general building maintenance.
- Ability to read blueprints, schematics, and maintenance manuals.
- Excellent problem-solving skills and attention to detail.
- Strong organizational and time management skills.
- Proficiency in using maintenance software and systems.
- Ability to lift up to 50 lbs and perform physical tasks as needed.

Schedule:
- 8 hour shift
- Monday to Friday
- On call
- Overtime
