We have a portfolio of about 400 market rate units in scattered sites in the North Hills neighborhoods near Ross Park Mall. We are seeking a dynamic and experienced Apartment Manager to oversee operations across these intimate properties and foster a thriving community within this exciting locale.

Position Overview: As the Apartment Manager for this portfolio, you will be responsible for the day-to-day management of our leasing and property maintenance staff. Your primary focus will be on ensuring exceptional resident satisfaction, maintaining property standards, and maximizing occupancy and revenue in these unique locations. This role offers a unique opportunity to manage a diverse portfolio of smaller buildings catering to professionals, students, and individuals at the forefront of innovation.

Key Responsibilities:

  • Oversee all aspects of property management including leasing, maintenance, and resident relations.
  • Drive leasing efforts across multiple properties through effective marketing strategies and outreach initiatives tailored to the distinct character of each neighborhood.
  • Conduct property tours, screen prospective tenants, and facilitate the leasing process from application to move-in at various small buildings.
  • Proactively address resident concerns and inquiries across all properties in a timely and professional manner to ensure exceptional customer satisfaction.
  • Implement and enforce property policies, procedures, and regulations consistently across intimate buildings to maintain a safe and enjoyable living environment.
  • Coordinate with maintenance staff and vendors to ensure timely completion of repairs and maintenance projects at various locations, prioritizing resident comfort and property aesthetics.
  • Prepare and manage budgets for each property, monitor expenses, and implement cost-saving measures to maximize profitability across the portfolio.
  • Stay abreast of market trends, competitor activities, and local developments to inform strategic decision-making and enhance the competitive edge of each property.

Qualifications:

  • Bachelor's degree in Business Administration, Real Estate, Hospitality Management, or related field preferred.
  • Minimum of 3 years of experience in property management, preferably overseeing smaller buildings or multiple intimate properties.
  • Strong leasing and marketing skills with a proven track record of achieving occupancy goals across diverse neighborhoods.
  • Exceptional communication, interpersonal, and customer service skills.
  • Proficiency in property management software and Microsoft Office Suite.
  • Demonstrated ability to multitask, prioritize responsibilities, and adapt to changing priorities across intimate properties in a fast-paced environment.
  • Knowledge of Fair Housing regulations and landlord-tenant laws.
  • Professional designation such as Certified Apartment Manager (CAM) or Accredited Residential Manager (ARM) is a plus.
  • You must have a valid driver’s license and have your own vehicle to travel to the properties from our office, and excellent computer and phone skills.

  • Ability to work any of the seven days of the week, 52 weeks of the year. Our property staffing limitation makes it critical for you to work your scheduled hours consistently as well as overtime and on call if necessary.
