Position Summary:
APD Construction, LLC, a leading General Contractor, is seeking an experienced and detail-oriented Senior Estimator to join our team. The Senior Estimator will play a vital role in overseeing the entire preconstruction and estimating process for both new construction and renovation projects within the commercial, private, and government sectors. This position is responsible for preparing accurate budgets, detailed estimates, and comprehensive pre-bid packages while ensuring effective communication with all project stakeholders. The role also includes contract negotiation with subcontractors, ensuring favorable terms and conditions that align with project goals.
Key Responsibilities:
- Leadership: Lead the estimating team through all phases of the estimation process, ensuring timely and accurate project estimates.
- Document Analysis: Perform detailed analysis of project drawings, specifications, and bid manuals to determine the scope of work and required documentation.
- Estimate Development: Prepare comprehensive, full-scope estimates for new construction and renovation projects based on Bid-Build, Design-Build, or competitive bid documents.
- Risk Assessment: Critically analyze bid documents to identify potential risks and opportunities, effectively communicating these to management.
- Team Coordination: Organize and lead the bid/project team, providing strategic guidance on construction methods, project scheduling, and overall approach.
- Proposal Preparation: Contribute to the preparation of technical proposals ensuring alignment with client expectations.
- Quantity Takeoffs: Conduct detailed quantity takeoffs for specific trades, ensuring accuracy and completeness.
- Cost Estimation: Develop precise labor, material and production cost estimates, conducting thorough reviews with the estimating team.
- Subcontractor Engagement: Solicit and evaluate subcontractor and vendor pricing, ensuring competitive and accurate bids.
- Contract Negotiation: Lead negotiations with subcontractors, securing favorable terms and ensuring alignment with project goals and budget constraints.
- Site Involvement: Participate in project site pre-bid meetings, site tours, and post-bid interviews as required.
- Technical Review: Perform technical reviews of plans and specifications to ensure project accuracy and completeness.
- Cost Monitoring: Track and compare actual costs against estimated costs, maintaining detailed project cost history for future reference.
- Database Management: Manage and maintain the subcontractor database, including overseeing subcontractor prequalification processes.
- Relationship Building: Build and maintain strong relationships with clients, design teams, subcontractors, suppliers, and other stakeholders, ensuring that APD Construction’s core values are upheld and that customer expectations are consistently met or exceeded.
Qualifications:
- Education: Bachelor’s degree in Construction Management, Engineering, or a related field.
- Experience: 5-10 years of experience in preconstruction/estimating and/or operations, with a strong emphasis on commercial construction projects, including new construction and renovations for both private and government sectors.
- Technical Knowledge: In-depth understanding of civil/site construction, foundation and structural systems, framing, drywall, casework, doors, specialties, interior finishes, exterior wall systems, and mechanical and electrical systems.
- Software Proficiency: Proficiency in Microsoft Office, Bluebeam, AutoCAD 3D, and various takeoff software. Experience with bid management tools, online plan rooms, and database applications is highly desirable.
- Skills: Strong organizational skills, excellent verbal and written communication, ability to manage multiple projects simultaneously, and a proven track record in contract negotiation with subcontractors.
- Other qualifications: Must be able to travel to the jobsite(s) as assigned. Ability to speak Spanish preferred.
