Role: Project Manager
Pay Range: $65k-$75k annually
Work Time: 50 hrs. per week
Qualifications
- 2-4 years experience in high-production residential or multi-family construction, managing both projects and people
- Preferred Experience with MS Excel, MS Word, Monday.com, and Salesforce or other related computer software applications
- Proficient with/ calendar management, preferably Google calendar
- Proficient in/ field reporting and note-taking
- Knowledge of commercial construction trades, multi-family and commercial concepts and practices
- Knowledge of construction scope requirements and familiarity w/ codes
- Ability to plan, organize, manage, and supervise operational activities for all assigned projects
- Ability to analyze problems and recommend solutions w/ budget, time & quality in consideration
- Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community
- Ability to maintain effective working relationships with customers, contracted agencies and workers, other employees, supervisory personnel

Responsibilities
- Project Managers are responsible for overseeing and directing construction, renovation, building envelope & roofing projects from conception to completion
- Project Managers review the project in-depth to schedule deliverables, estimate costs, and manage all onsite and offsite construction to monitor building and safety regulations compliance
- Ensure projects are progressing on schedule and within Apex's strict quality guidelines for the on-time delivery of projects
- Coordinates and supervises all project manager activities within a specific Division Area
- Provides leadership, oversight, and accountability for contractors & trades within assigned areas
- Daily reporting to SR. Project Manager(s) & Operations Management team
- Acts as a management resource for overseeing construction and renovation projects, assisting them with activities/questions/issues around scheduling, budgeting, subcontractor management, timelines, material lists etc.
- Directs all field personnel to achieve completion of the project on schedule, within budget, and with quality workmanship that conforms to original plans and specifications
- Responsible for determining and defining the scope of work & deliverables, coordinating scope of work details with the Apex Accounts team when the scope isn’t defined
- Predict resources needed to complete the project from pre-construction planning through project execution
- Obtain necessary permits, approvals, and other regulatory prerequisites
- Draft and submit budget based on scope of work and resource requirements for projects
- Manage project costs & purchasing activities to meet budget
- Provide direction over contracts and sub-contracts, assign work orders to subcontractors meeting budget requirements
- Manage production schedules and activities and maintain weekly updates to Apex Operations management, trade contractors & clients to ensure project communication is maintained every week
- Issue weekly progress updates as needed regarding costs and timelines
- Select and manage subcontractors and suppliers, maintain positive and beneficial relationships
- Coordinate efforts across the entire project between architects, designers, engineers, and subcontractors
- Train and manage employees under your management to ensure our company standards, processes & protocols are met
- Oversight of day-to-day operational duties for each project assigned
- Time Management of projects with trade subcontractors
- Risk management & Resource Planning
- Managing project budgets and resources
- Managing the communication with clients, subcontractors, and employees regarding any active project
- Coordination with sales team members, directors, foreman, HR staff, and other Apex staff members
- Continual yearly strategic planning with Apex staff
- Maintains construction schedules for all area communities, identifies problems, and provides solutions, with great emphasis on Cycle Time adherence
- Overseeing the ordering of materials and following up on inspections as necessary throughout the process
- Executes project starts within prescribed budgets, validating work completion prior to vendor payment
- Maintains positive relationships with Construction Managers, customers, contractors, suppliers, municipality inspectors, and employees
- Handles all escalations as identified by the Construction & Assistant Construction Manager
- Promotes job site safety, encourages safe work practices, and rectifies job site hazards immediately
- Ensures company vehicles & job trailers comply with the company's safety standards

- Ensures all company employees and contractors are adhering to the company's safety policy
- Maintains a clean and organized site to include- but not limited to homes/commercial properties under construction, finished inventory homes, model homes/areas, empty lots, common areas, and construction shops & offices
- Consistent Customer Satisfaction: Ensure high levels of satisfaction in Project Delivery, Overall Construction, and Workmanship Material categories, along with both timely project delivery and cleanliness
- Performs other duties as assigned
