About the Role
We are seeking a proactive and detail-oriented Development Coordinator to join our team in Atlanta, Georgia. This role involves technical and regulatory evaluation of new lots for residential development projects across Georgia. The ideal candidate will have a strong understanding of housing development, local regulations, and possess exceptional problem-solving skills. This role is crucial in ensuring the feasibility of residential projects from an early stage.
General Duties
- Support the development team in evaluating the technical, normative, and regulatory aspects of residential lots.
- Conduct site visits and prepare detailed reports, including findings on utilities, topography, soil conditions, and overall viability.
- Engage with city planners, managers of Homeowners Associations (HOAs), and other professionals involved in the development process.
- Research construction requirements and local regulations in collaboration with planning departments.
- Perform due diligence for potential projects, identifying any critical findings that could impact feasibility.
- Communicate findings through written reports, including photographic and video evidence, to the team.
Key Responsibilities
- Conduct thorough evaluations of lots, considering: (I) Utilities (sewer, water, gas, electricity), (II) Topography conditions and (III) Zoning, setbacks, and other local regulations.
- Collaborate with city planners and attend planning department meetings to gather critical information on zoning and permitting.
- Identify potential project risks, such as steep slopes, drainage issues, or non-compliance with local regulations, and propose mitigation strategies.
- Prepare professional reports with findings, recommendations, and visual documentation (e.g., pictures, videos, and maps).
- Track project milestones, update internal systems, and ensure deliverables are met within the timeline.
Requirements
- Education: Bachelor’s degree in civil engineering, urban planning, architecture, or a related field (preferred).
- Experience: Minimum of 3 years in residential development or related roles.
Skills:
- Advanced proficiency in Microsoft Office.
- Basic understanding of AutoCAD or GIS tools (desirable).
- Strong organizational and communication skills.
- Ability to work independently and take initiative.
- Ability to create clear, concise, and visually compelling reports.
