The Facilities Specialist manages all facilities and operations related functions for the specific locations assigned by Manager. The Facilities Specialist’s primary function is to oversee the upkeep of equipment and supplies to ensure proper functioning and compliance with health and safety standards, including commercial HVAC units, boilers, electrical security systems, appliances, and commercial building maintenance. Reports equipment related emergencies to Apis Services Facilities Management as needed. Liaises with any onsite building security guards and onsite leadership.
RESPONSIBILITIES OF THE JOB AND ESSENTIAL ELEMENTS
- Ensure proper maintenance of all operated premises
- Complete routine maintenance and emergency repairs

Carry out all established facilities Preventative Maintenance (PM) orders.
- Typical tasks would include HVAC filter changes and condenser cleanings, warehouse rafter cleanings, exterior light and gutter cleanings, routine shipping dock maintenance, power washing of buildings, etc.

Carry out all facilities related demand work orders.
- Typical tasks would include HVAC troubleshooting and repair, maintaining professional appearance of all offices, common areas, buildings and grounds, minor plumbing issues such as leaking sinks or toilets, minor electrical work such as replacing light fixtures, repair or replacement of office furniture, fixtures and doors, etc.
- Request and order all needed parts, supplies, and equipment.
- Schedule and supervise 3rd party contractors for major jobs, such as sprinkler and fire extinguisher inspections, pest control program, and some HVAC, electrical, and plumbing work.
- Respond to emergency / on call maintenance situations
- Participate in On Call rotation
- Ensure all premises are operating in a safe and proper manner
- Ability to work independently within a framework of assigned responsibilities.
- Ability to occasionally arrive early (approximately 6:00 am) and open the facility to provide access for contractors.
- Ability to respond to alarms and other emergency situations outside of regular operating hours of 8:00 am to 5:00 pm.
- Designated as essential personnel during emergency closings.
- Perform/assist with seasonal duties, including snow removal
- Assist Facilities Department with special projects as assigned
- Report/coordinate any program concerns identified while on-site to Facilities Manager and/or VP of Business Operations
- Travel between company locations, within 35 miles, 25% of time or less.
- Track and update all work orders in company’s computerized maintenance management system.
- Must be well-organized, detail oriented, and a self-starter.
- Performs other duties as assigned.
MINIMUM EDUCATION QUALIFICATION REQUIREMENTS
- High School Diploma or Equivalent
- Technical Specialty Program
- 3-5 years of experience in facilities maintenance or equivalent related functions.
- Experienced and knowledgeable in handling HVAC preventative maintenance, troubleshooting and repairs. Experience repairing condenser units preferred.
- Experienced in working with 110-220 V single and three-phase electrical systems.
- Knowledge of general maintenance methods, operating requirements, and safety precautions related to facilities maintenance.
- Experience working with maintenance management software preferred.
PREFERRED EXPERIENCE QUALIFICATION REQUIREMENTS
- Knowledge and experience in building and household maintenance, building and household construction and repair, skilled maintenance work
