Position Summary: The Maintenance Lead is primarily responsible for maintaining high property standards through routine and preventative maintenance, handling emergency situations, responding to maintenance concerns, and the cleanliness and upkeep of property grounds, facilities, streets, equipment, and various utility systems. This role requires a hands-on approach to problem-solving, maintaining safety protocols, and contributing to a well-maintained, safe, and pleasant community environment.
Key Responsibilities:
- Maintain high property standards meeting or exceeding company expectations for aesthetics and infrastructure.
- Perform general maintenance, including light electrical, plumbing, carpentry, and landscaping as needed.
- Supervise team to ensure tasks are completed to company standards, including but not limited to mowing lawns, treating weeds, trimming trees and hedges, cleaning building facilities, picking up trash/debris, emptying common area trash containers, and general landscaping.
- Report maintenance and/or grounds concerns to management.
- Ensure prompt response to emergency situations, including but not limited to water leaks and sewer back-ups.
- Keep informed of current industry standards to ensure company compliance to all related rules and regulations
- Receive and hand out work orders every morning and follows up with staff to make sure of progress, and ensures staff is following safe work practices
- Train, assign, schedule, and coach and maintenance and groundskeeper
- Complete property inspections as instructed by Property Manager.
- Maintain equipment inventory to up to date Maintain day-to-day safety requirements
- Complete minor repairs to rental homes, facilities and common areas as needed.
- Maintain vacant sites, including strap-downs and removal of trash and debris.
- Complete checklists of physical condition of community or sites prior to and after resident occupancy.
- Perform water testing and other maintenance duties related to a well-water system, sewer system, or on-site water meters, if applicable. May include reading, repairing, and installing water meters.
- Maintain community pool(s), tests chemical levels, and adjusts appropriately, where applicable.
- Follow safety procedures while performing duties, including safely operating vehicles when moving from site to site and picking up supplies.
- Other duties and special projects as assigned.
Required Skills/Experience:
- At least 2 to 3 years of groundskeeping/maintenance experience, required.
- Highschool Diploma or GED, required.
- Current driver's license, required.
- Demonstrated knowledge of and broad experience in general maintenance.
- Experience supervising maintenance roles, preferred.
- Customer service experience with the ability to speak, read, write, and comprehend the English language at a level sufficient to communicate effectively with residents, guests and co-workers.
- Proficient in operating various hand tools, power equipment, and commercial machinery.
- Certified pool operator (CPO) or willingness to become a CPO
- Able to work outdoors throughout the year.
- Must be within commuting distance from the property.
