POSITION SUMMARY
Appreciation Homes is seeking a proactive Acquisitions, Analyst to join their Acquisitions team.
This individual will gather, analyze, and report key data related to acquiring homes for single-family rentals. This position will support strategic initiatives, including acquisitions and property management, while promoting best-in-class asset management practices. The candidate must thrive in a collaborative, fast-paced environment and be committed to driving organizational efficiency and growth.
The Acquisitions, Analyst will report directly to the Vice President of Acquisitions.
This position is 100% on-site in Dallas, Texas.
HOW YOU WILL FULFILL YOUR POTENTIAL
- Assisting with due diligence efforts for targeted large portfolios and/or single assets
- Underwriting individual transactions and assuring their compliance with Appreciation Homes proprietary pricing model
- Assisting with the review and approval of all items related to funding and closing of properties
- Developing pro-forma and discounted cash flow models for assets in various stages of operation (lease-up, stabilization, repositioning)
- Creating and updating financial models and advising on forecast variances and corrective actions.
- Staying up to date on current and historical asset class trends and the development of new investment strategies
- Collaborate with senior management to present key research results and recommendations
- Help with any ad-hoc requests from management, partners, and investors
DESIRED SKILLS & EXPERIENCE:
- Bachelor’s Degree in Finance, Real Estate Finance, Economics, or related studies required.
- 1-3 years of experience performing similar duties in areas such as real estate investment, capital markets, investment banking, brokerage, etc.
- Exceptional judgment and decision-making skills plus demonstratable technical skills.
- Current understanding of the latest real estate trends including economic, political, and financial indicators.
- Highly analytical and expert-level MS Excel knowledge. Strong financial modeling and analysis is critical.
- Data analytics/data warehousing knowledge & application.
- Ability to function independently
- Ability to effectively collaborate with individuals at all levels of the organization.
