Project Details (Size, SOW, Site Background, etc.):
The GSA intends to construct a federal tenant space (approximately 56,000 USF) for office and other use on floors 2 through 6 of the SNPFB. Additional tasks in floors 7, 8, 9 Floors: Furniture disposal and demolition of High-Density Storage. The renovation and reconfiguration of space requires demolition, interior construction and associated plumbing, fire protection, electrical, lighting, HVAC and Furniture Fixtures & Equipment (FF&E). Other services required include existing furniture disposal, new furniture procurement and install, audio visual & move coordination.
Per FAR 36.204, the Estimated Construction Cost range between $10M and $20M.
The Estimated Construction Duration is 1 year.
Delivery Method:
Design-Bid-Build The Construction Manager (CM) shall perform CMa professional services necessary to assist GSA during construction and closeout of the SNPFB HHS Consolidation project. The CMa will work closely with the Project Delivery Team to deliver a project that meets the expectations, needs, and specialized requirements of GSA and the customer agency stakeholder(s) while satisfying all statutes, regulations, policies, and procedures governing the GSA capital construction program.
The CMa must be knowledgeable and experienced with GSA - review procedures, the Facilities Standards for the Public Buildings Service (P100), statutes, regulations, standards, guidelines, policies, procedures, and documents that GC contractors are required to follow in developing the facility design and construction.
Daily Responsibilities:
- Maintain excellent relationships with clients, stakeholders, the contractor and Design teams
- Provide daily site inspections to verify compliance with approved plans, specifications, and codes · Coordinate in the field with clients/owners, consultants, contractors, designers, and regulatory agencies · Prepare daily reports
- Review the Contractor's schedule
- Labor compliance
- Coordinate 3rd-party special material testing inspections
- Review and provide input on potential change order issues
- Maintain project records
- Manage project photographic records
- Verification of field surveys
- Report on project issues and provide status updates
- Perform other duties as may be required.
- This is an on-site position.
Required Qualifications (Experience, Education, Certifications, Clearances, etc.):
- 5 year relevant experience
- (Minimum 3 yr experience in USA)
- Good communication and organization skills.
- Able to obtain a HSPD-12 clearance
- Experience in general construction techniques with particular emphasis on inspecting electrical, mechanical and plumbing scopes of work.
- Knowledge of OSHA safety regulations with 30HR OSHA Safety card (prior to start)
- Strong computer skills, experience with MSOffice applications and construction management software
- Strong verbal and written communication skills
- The ability to work well with others, and willingness to learn in a team environment
