This is an exciting opportunity to join an established company that works with local and Federal Government agencies and has positions open throughout the country. APSI is currently seeking a Senior Project Manager, to act as the owner's agent (CMa) in support of the District of Columbia Dept of General Services on their $100M Fire Emergency Medical Services (FEMS) Fleet Maintenance Facility project. The project scope of work is new construction on an existing site to accommodate a fleet maintenance facility, ready reserve facility, covered parking and logistics warehouse facility, a new parking structure, administrative facility, fuel station and associated site work.
The Senior Project Manager is responsible for leading and managing the CMa project team from initiation to completion. This includes overseeing and managing construction, and ensuring the project is completed per the scope, on time, and within budget. The Sr.PM is also involved in all phases of project delivery, including planning, monitoring project milestones, budgeting, and coordinating resources, while maintaining a strong relationship with clients, design consultants, contractors, and regulatory agencies.
Daily Responsibilities:
- Support the assigned DGS Project Manager, as a subject matter expert, from Project inception through Project turnover, including construction, and post construction phases.
- Manage the construction effort in collaboration with DGS, the general contractor and AE firms. Services to be provided include schedule management, cost controls and change order management, reviewing and processing payment applications, and on-site quality inspections and observation as an owner's representative
- Manage project schedules from inception to close out
- Lead project construction job-site progress meetings and other coordination meetings as applicable
- Review and recommend for approval monthly contractor pay applications
- Provide efficient change order management and cost control
- Report on project issues and provide status updates and reports as required by DGS
- Risk Management Planning: Develop a detailed assessment of general and specific Project risks. Provide commentary and management plan components to deal with risks, and a quantitative assessment where required.
- Monthly Status Reports: Develop and issue monthly status reports
Required Qualifications (Experience, Education, Certifications, Clearances, etc):
- Minimum of (10) years of professional construction industry experience serving as a Construction Manager on projects of similar scope and complexity.
- Experience in general construction techniques, contract administration and quality assurance.
- 4-year bachelor's degree from an accredited university or college in either engineering, architecture or construction management
- Have strong computer and construction administration skills.
- Experience implementing project management softwares on similar construction projects.
- Experience managing staff and consultants to provide a full range of construction management services, including change management, scheduling, budget analysis, estimating, risk management, commissioning, and quality assurance on projects of similar scope and complexity
Preferred Qualifications:
- Certified or pursing certification as a Construction Manager (CCM) by the Construction Manager Certification Institute (CMAA)
