Job Description
We are seeking a skilled Pre-Construction Manager to guide multiple projects through the design and pre-construction phases. This individual will be responsible for ensuring project success by developing project plans, estimating costs, collaborating with clients, and maintaining strong relationships with industry partners. The ideal candidate will have excellent communication, leadership, and organizational skills, as well as a proactive approach to problem-solving.
Responsibilities
* Oversee multiple projects during the design and pre-construction phases
* Guide project teams to achieve optimal design development, estimating accuracy, and successful project setup
* Partner with Estimating and Purchasing to set up projects, ensuring profitability, client satisfaction, and ideal subcontractor selection
* Cultivate a collaborative environment among subcontractors, vendors, and project team members
* Support the Marketing team in preparing responses for RFPs and RFQs
* Participate in interview processes for negotiated bids
* Provide alternative solutions considering cost, schedule, maintenance, and life cycle implications
* Review and manage value alternatives from subcontractors and internal departments
* Identify and address design gaps in project documents for accurate estimates
* Prepare project qualifications and assumptions aligned with contract requirements
* Manage budget control and track the construction budget, communicating updates to clients and the project team
* Develop and manage preconstruction schedules, coordinating with owners and designers to stay on track
* Represent APX Construction in design and coordination meetings, leading them as needed
* Maintain action and scope issue logs, assign responsibility for items, and compile pricing with support from Estimating
* Serve as the liaison between operations, estimating, and design management to ensure smooth project turnover
* Represent the business to subcontractors, overseeing the preconstruction process
* Support the development and training of preconstruction staff
* Build and sustain relationships with architects and engineers to enhance collaborative project outcomes
Requirements
* Bachelor's degree in a construction-related field or business-related field
* Minimum of five years' experience in Construction Management
Qualifications
* Proven experience in pre-construction, project management, or a related field within the construction industry
* Strong client relationship and communication skills
* Comprehensive understanding of construction contracts, estimating, and budgeting
* Experience managing budgets, schedules, and project turnovers
* Knowledge of construction legal issues, including contracts, labor standards, and safety standards
* Proficiency in company software such as Microsoft, ProCore, BlueBeam
* Valid driver's license
Working Environment
This role is primarily office-based with occasional field visits within a 120-mile radius of Mankato, MN.
