Participate in On-Call Duty as needed.
Works a flexible schedule, as needed, to include evenings, some weekends, and holidays. This includes answering and responding to emergency telephone calls regarding Facility issues.
Recruits, selects, hires, and oversees personnel in facilities.
Oversees and coordinates all maintenance activities to ensure efficiency, effectiveness, and the highest level of customer satisfaction.
Assist the Senior Director of Operations in the development of annual and capital budgets for the Maintenance/Facility Department.
Plans and implements training programs for residents and staff, particularly in the areas of employee and resident safety.
Monitors information technology with the WorxHub Work Order System, Nurse Call System, and Paging Systems.
Develops systems for the conduct and documentation of preventative and corrective services and the efficient, effective, and prompt handling of all work order requests.
Ensures compliance with OSHA, DHHS, and other CMS Life Safety Code rules, regulations, and polices relating to safety of people and property.
Monitors the fire system to ensure effectiveness, conducts fire training, establishes and implements drills to test employee and resident competence in responding to alarms and emergencies of various kinds.
Monitors emergency response to assure efficiency, timeliness and consistency with agreed-upon standards and adequacy to meet the needs of residents and staff.
Participates on the safety committee.
Working knowledge of equipment and repair procedures, electricity, carpentry, plumbing, and HVAC.
Perform tasks assigned by and authorized by the supervisor.
Extensive skill in planning, organizing, and achieving objectives.
Strong ability to teach, manage, and motivate people.
Ability to deal tactfully with staff, residents, and contractors.
Strong written and verbal communication skills.
Must have the ability to walk, squat, bend, kneel, climb and reach above the shoulders.
Must have the sense of sight, hearing, smell, and touch.
Must be able to lift 30 lbs.
Ability to work with and be exposed to potentially hazardous chemicals.
Must be able to stand and walk for extended periods.
Should to be able to work under pressure.
Must be able to complete the WorkSTEPS Functional Testing program. This program assists in determining whether applicants/employees can safely perform essential job functions.
Key Knowledge, Skills, and Abilities
Must have basic knowledge of CMS Life Safety Code rules.
Must have a thorough ability to speak, read, write, and understand the English language.
Ability to perform simple math calculations, and mental functions, and withstand moderate amounts of stress.

Minimum Education Required
High School Education
Technical School or college preferred
Working knowledge of CMS life safety guidelines
Knowledge of OHSA guidelines
Knowledge of Disaster Preparedness
Combination of knowledge and experience with CMMS
Minimum Years of Experience Required
Minimum of 5 years in general maintenance
Minimum of 5 years supervisory experience
License and/or Certification Required
Valid North Carolina Drivers License
