Job Summary
Arbor Properties, a leading multifamily management company in Central Texas, is seeking an experienced In-House Painter to join our team. The ideal candidate will be responsible for maintaining and enhancing the appearance of our apartment communities through high-quality painting work, ensuring a fresh and welcoming environment for new and existing residents.
Essential Job Functions include but are not limited to:
- Paint interior and exterior surfaces of apartment units for new move-ins and unit turns
- Prepare surfaces for painting by cleaning, sanding, and removing old paint when necessary
- Mix paints and match colors to achieve desired results
- Apply primers, paints, stains, and clear finishes using brushes, rollers, and spray equipment
- Repair minor surface imperfections such as cracks, holes, and dents before painting
- Protect furniture, fixtures, and flooring by covering them before starting work
- Maintain painting equipment and manage inventory of supplies
- Collaborate with maintenance and turnover teams to ensure efficient unit preparation
- Demonstrates excellent customer service skills by treating prospective and current residents and others with respect, and completing assigned work orders with efficiency and urgency
- Follow safety protocols and maintain a clean work environment
- Ensure adherence to the company’s safety and hazard communications programs, policies, and procedures
- Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use of tools and equipment
- Perform all duties called upon by the Lead Maintenance/Property Manager to ensure that the property operates in an efficient and economical manner
Qualifications
Qualifications:
- Minimum of 2 years of experience in painting apartment units for new move-ins and unit turns
- Strong knowledge of painting techniques, color theory, and proper use of painting materials
- Proficiency in using various painting tools and equipment, including spray systems
- Excellent attention to detail and ability to produce high-quality finishes
- Good time management and organizational skills
- Ability to work independently and as part of a team
- Basic math skills for calculating paint quantities and measurements
- Use of general maintenance equipment including but not limited to hand tools, and ladders; all equipment must be used without jeopardizing the safety of yourself, fellow associates, residents, and others.
Job Requirements:
- High school diploma or equivalent
- Valid driver's license and reliable transportation
- Ability to lift and carry up to 50 lbs,
- Comfortable working on ladders and scaffolding
- Flexibility to work varying schedules, including weekends when necessary
- Strong communication skills and customer service orientation
- Willingness to follow instructions and adhere to company standards
- Required to provide own (industry-specific) hand tools
- Basic computer skills/knowledge required to perform job functions
- Strong communication skills
- Ability to work with a diverse group of people and customers
- This is a Fulltime position. Some overtime may be required
