Job Summary: Arc Mercer is seeking a highly motivated and experienced Director of Facilities to oversee the planning, development, maintenance, and management of all organizational properties. This position will ensure that Arc Mercer's facilities meet the needs of the individuals served, maintain operational efficiency, and comply with all regulatory standards.
Key Responsibilities
- Property Development and Acquisition:
- Lead property development initiatives, including planning, budgeting, and overseeing the construction of new properties.
- Identify opportunities for acquiring new properties to support program growth.
- Collaborate with architects, contractors, and city officials to design and develop accessible and compliant spaces for individuals with intellectual and developmental disabilities (IDD).
- Manage all aspects of property development, ensuring that projects are completed on time, within budget, and to specifications.
- Property Maintenance and Operations:
- Oversee the routine maintenance of all Arc Mercer properties, ensuring they are clean, safe, and in good repair.
- Develop and implement preventive maintenance programs to ensure facilities remain operational and safe.
- Manage maintenance staff and external contractors, ensuring that work is completed according to set schedules and organizational standards.
- Coordinate and manage repairs, renovation projects, and facility upgrades as needed.
Regulatory Compliance:
- Ensure all properties comply with local, state, and federal regulations, including accessibility standards (ADA compliance) and health and safety codes.
- Conduct regular inspections of properties to identify safety issues or maintenance needs.
- Work closely with regulatory bodies to ensure Arc Mercer's facilities meet or exceed all legal requirements.
Budget and Financial Management:
- Develop and manage the annual budget for property development, maintenance, and capital projects.
- Monitor expenditures and ensure all maintenance and development activities are cost-effective.
- Work with the finance team to allocate resources efficiently, prioritize projects, and maintain budgetary controls.
Staff and Vendor Management:
- Supervise the property maintenance team, providing leadership, training, and support.
- Establish and manage relationships with external vendors and contractors, ensuring high-quality work and timely service delivery.
- Ensure maintenance staff are equipped with the tools and knowledge required to carry out their duties safely and efficiently.
Strategic Planning and Reporting:
- Collaborate with the leadership team to align property development and maintenance activities with organizational goals and objectives.
- Provide regular reports on property status, maintenance issues, budget performance, and project updates to the COO and executive leadership.
Qualifications:
- Bachelor's degree in Facility Management, Real Estate Development, Construction Management, or related field. A Master's degree is preferred.
- At least 7-10 years of experience in property development, real estate management, or facilities management, with a minimum of 5 years in a leadership or director role.
- Strong knowledge of building systems, maintenance procedures, and regulatory compliance (including ADA, OSHA, and building codes).
- Proven experience in managing budgets, contractors, and large-scale projects.
- Exceptional leadership, organizational, and communication skills.
- Ability to work independently, prioritize tasks, and manage multiple projects simultaneously.
- Commitment to providing high-quality, accessible environments for individuals with disabilities.
Preferred Skills:
- Experience in the non-profit sector, particularly in organizations serving individuals with intellectual and developmental disabilities.
- Familiarity with the unique needs and challenges of maintaining accessible and supportive living and working environments for people with IDD.
- Knowledge of energy efficiency and sustainability practices in facility management.
